Interesting; the CH place ('artists' vibe' nothwithstanding) went for 6 pct. under ask; while the more conventional WT place went for 10 pct. under. I think the WT was a good buy for someone, depending on interior condition.

I think WT has more upside, as the sports pundits say, than CH at this point. Better schools, lower perception of crime, on the "right" side of PP, close to PS shops, restos etc.

But landmarking CH -- if home prices stay under 1 mm -- could change that really fast. WT isn't for the most part architecturally notable.

In think the spread between asking and sales price is clear indication that new reality is setting in. Asking prices on many prices have been tumbling downward in Crown Heights. Just one example from a home mentioned on this site, two-family on 44 Hampton that dropped asking price from 859K (see open house picks from Martch 2007 to 699K a couple of weeks ago (see http://newyork.craigslist.org/brk/rfs/463013958.html).

1:12. Hmm, let's see. $625/sqft in WT versus $250/sqft in CH. While you talk about upside, you need to consider price differential as well. Simply stating observations about neighborhoods is only one part of the value equation.

The times says that WT house was just on the market one week. Sold at a 9%+ reduction. Eager seller or funny business about time on market, or what?

The CH is on a bus block and not near a subway. Limited access to some services. Otherwise the price per sq ft seems reasonable.

price per sq ft for the WT house seems really high.

I think the CH pad was a fare price. We went on the Crown Heights house tour and while we were disappointed with some of them, we fell in love with the neighborhood (ok some parts aren't great but some are gorgeous). So I have been following some of the recent sales. I would rather live there, not just because it's cheaper but because Windsor Terrace is ugly and harder to get to. Bergen is a gorgeous block. I am not sure about amenities but it's right off Atlantic stop (which includes LIRR access too).

I am the buyer. How wierd it is to have you people discussing our purchase. Of all the property in brooklyn that is sold how on earth is ours the topic for all to discuss.

First of all, when tiny three bedroom condos are selling for more than we bought this house for I can't really see how we got such a "bad" deal. Hmm let's see two kids, 1 block from the park, good schools, walk to anything, F train (same stop as Park Slope).
