I don't know Clinton Hill well. Is that a good neighborhood? The apt. looks nice and the price didn't make me want to weep at the thought of renting for the rest of my life.

70 Wash is the bldg you will have part of their views blocked by new two trees development. Not sure how it effects this apartment.

Clinton Hill pad looks like a pretty good deal on a square foot basis, even, frankly, if it were in a not-so-good part of the neighborhood. The drawback, as I see it, is at least a 10 minute walk to a useful subway line. (no, the G doesn't count for most people.)

What's up with the 70 Washington listing? It lists at $1.6mm but in the description, it says it is $1.25mm.

I saw the clinton hill apartment. It faces the back, and a school and a more busy road and it is on the 4th floor. Kitchens and baths need updating, as they say. The price is not insane but on the top-end for this building, it used to be quite a bit cheaper. It was one of those good value undiscovered co-op buildings that is now discovered, as the trendy part of clinton hill passed clinton ave. The building is starting extensive repairs which caused a jump in maintenance, and will probably cause some dust and disturbance for owners for six months+.

I liked the Clinton Hill co-op the best...
the unit appears to have lovely light and the layout is nice... would have liked to have seen the kitchen and bathroom.

People's opinions vary. What one person likes another might not. You would have to visit Clinton Hill, go from one end to the next and see for yourself if it is a good neighborhood. Same with Dumbo.

175 Hicks could be that old. I just grabbed by copy of OLD BROOKLYN HEIGHTS. 173, 175 Hicks: "4-storied brick on high basements, built separately; Greek Revival, engaged Doric columns...175 listed in 1838 city directory..."

I made the 10-minute comment...not laziness, but i have lived within a minute of an express stop on the UWS. If I lived 10 minutes away (and I think the Clinton Hill place might be more if you're not a fast walker) it would take me an extra 18 minutes a day to get to work...or 1 hr 40 minutes a week...etc. etc. If you don't think commute time is a factor in real estate, you're nuts.

That's why York Avenue real estate is so much cheaper than anything near Park/Lexington/3rd Avenue.

I think the section of Lafayette Ave that the Clinton Hill place on is just gorgeous. And of course Clinton Ave. itself is spectacular.
This apartment is half a block from the G train. While the G train is a PITA off hours, during morning and evening rush it runs quite frequently and it's a very short ride (two stops) to Hoyt St. where you catch the A train directly across the platform to get into Manhattan. Also, the B38 bus runs on DeKalb/Lafayette with extreme frequency, taking you to Flatbush in a couple of minutes, where you can catch multiple lines at the DeKalb station.
As for walking -- well, aren't many of us too fat? Doesn't seem like a bad thing to have a 10 min. walk to and from Atlantic Station (multiple subway lines) built into your commute. If it would even take 10 minutes -- it's all of 11 blocks.

New poster, but seems like above is a silly argument. It is a given that some people find a longer walk to the subway a problem and it eliminates them from the pool of potential buyers. For others, like 1:49pm above, location is much more important than the potential inconvenience of having a long walk. Each buyer has to decide for himself what the important factors are.
The only question is whether a long subway walk should mean a lower price. Clearly this is one of many factors that has the potential to lower the price, and it just depends if the other positives on the apartment (size, location, etc.) raise it again. But there's no point in arguing whether a long subway walk is personally a problem for anyone, since it will be for some, and not for others.

It's not a 10 minute walk, maybe 6 or 7 at the most, unless you are physically in some really bad shape. This place is on Clinton about mid way between Greene and Lafayette. There is a C train stop on Clinton and Fulton (1/2 block to Greene, one block from Green to Gates, short block from Gates to Fulton). If you didn't like the walk, walk the half block to the G, change to an A or C at Hoyt. Seems like a waste of time imo though.
It's a good location, just a block into Clinton Hill from Forte Greene. The value would depend on the interior, floor etc, but it sounds reasonable.

I hate a long walk to the subway not because I'm lazy but because most of humanity, I'm running late some mornings. Especially parents who commute? Forget it. To live 10 minutes walk or further from a subway is best for freelancers and consultants. But not so great for people who go to an office in Manhattan every day.

It's a five minute walk at most from the clinton hill place to the C train on Clinton Avenue. It's probably 10-11 min to the B/Q/R/D on Dekalb and a few minutes more to all the trains on at Atlantic.
I do it every day. I live on the block. The G is about 30 sec away and runs very frequently during rush hour. Takes about 10 min (door to platform) to get to the A at Hoyt.

How are you guys getting a 10 minute walk out of a couple of blocks? I used to live nearby and used the Clinton Washington C train to get to work everyday and it did not take 10 minutes, try 5 or 6. If you mapquest it, the subway at Clinton and Fulton is 0.3 miles away. So even if you stroll over there, it would not take more than 6 or 7 minutes. If you walk quickly, much faster. Good lord.
Don't know why I'm getting all wound up about this, sorry. Guess some people think 2-3 blocks from the subway they want to use is too far.
