House of the Day: Trying Again at 204 Washington Park

It was just two months ago that we were writing about Corcoran's efforts to hawk the five-story brownstone at 204 Washington Park in Fort Greene for the optimistic price of $3,100,000. Now, Monica Villard, who used to run Fillmore's Williamsburg office, has the exclusive and is coming out of the gate at $2,900,000. While this place has got some nice details on the parlor floor and is quite large (5,750 square feet), we think it's still going to be a tough sell, particularly because of that pesky SRO status (which is conveniently omitted from the current listing).

Houses half the size on less desireable blocks are on the market for well over 2 mil. If SRO status can be worked out, I bet the house sells for over 2.5.

Oh why oh why do brokers try to use big words? "Vaux and Olmsted's infamous 30-acre Fort Greene Park..." Infamous is not a desired feature.

it's funny they used the word infamous.

it certainly was up until about 5 years ago.

now it's a dirt pile.

this price is absurd...even for ft. greene. you can get homes right off the park in park slope for this price.

Actually, I like the photo of the open desk drawer blocking the view of the fireplace. Looks like she's WORKING for her 6%.

Could they at least have spent an hour (30 minutes even) clearing up before taking those interior photos?

Sorry, but who's gonna drop $2.9m on a house with layers and layers of varnish and old paint to strip off all the surfaces, crappy hardware to remove from the pocket doors, ugly spiral staircases, a tacky looking pass-through, overly glossy floors and cheap aluminum windows. And that's just what we can see in the pics. Who knows what other horrors are lurking out of sight. $1.75m would be a fairer price.

A question re: the SRO issue. If it's delivered vacant, what are the chief differences between financing and carrying costs for an SRO vs. a three family? Higher mortgage? Higher insurance? Bigger down payment? Corcoran had an SRO for sale in Crown Heights for 1.1, which looked pretty good, but didn't sell right away.

Ok, here's where my head starts spinning: this house, an SRO in need of some serious reno work and total overhaul, with basement flooding issues (see previous HOTD comments) is listed for $2.9, when 181 Washington Park (the opulently renovated move-in beauty a few houses over) closed in June 2007 for $3.03. WTF are brokers and sellers thinking? This is totally insane. Doesn't anyone check comparables anymore?

Yes, Ms. L's house referred to above was deee-uhn! I was in there while it was going on. It was a major gut reno overhaul...(Wasn't my taste in the end but whatever...).

I am astonished, as are many above, at the photos of this place!!! "Infamous" must have been in reference to the interior view, not the exterior view. Ugh! The noive!

they are asking for the same prices...just not getting them.

last i checked, ft. greene was not listed as one of the top 10 neighborhoods in the u.s. so it seems like a no brainer where to go if you've got the cash...

OKAY...okay...too expensive...and I too was critical above...but it will sell...let's not browbeat the poor house too badly just b/c the RE broker priced it too high and couldn't get it together to spruce the place up a little.
It's not a complete dump, no? And it's not clear it needs a "total gut" (per 4:33PM). Should be in the low 2s...

I'm pretty sure that, in the general living room photo, you can see a pair of discarded manties on the floor. Nice.
If you're going to charge insane prices, you have to at LEAST put on a good show. These pics are so embarrassing.

The park is infamous because of what's buried underneath it, and what goes on in it during the wee hours, ie. adult hopscotch. But I wdnt expect a realtor to comment on that unless s/he's into that kind of thing.

i agree this house is way overpriced. but when will you realize that some people would rather live in FG than park slope? better park access and it's closer to manhattan.

"better park access" --come on, I actually really like Fort Greene for what it is and what makes it different from Park Slope, but to compare Fort Greene Park to Prospect Park is ridiculous.
