Condos of the Day: Price Cuts at 936 Fulton Street

After a strong start on the sales front back in the summer, the condo conversion project at 936 Fulton Street in Clinton Hill is having trouble moving the last three of its 11 units. Two of themapartments 2A and 2Bjust had their prices trimmed by $20,000 and $30,000, respectively; the third is a $390,000 one-bedroom on the third floor. At this point, the developer's offering to cover 12 months of maintenance payments. We'll see whether there are any takers at the open house this weekend.

That'll probably work for the remaining 3 units, especially since the others went into contract so quickly. I thinkt he last three were just finished in terms of construction.
I have my fingers crossed for some decent commercial tenants on the two ground floor spaces...

Where is this place. Bet. Washington and Waverly or St. James and Grand.
Posted by: guest at October 25, 2007 2:12 PM
b/t St. James and Grand.
Posted by: guest at October 25, 2007 2:15 PM
well why would the listing say wash & waverly? is that a more desirable strip of fulton?
Posted by: guest at October 25, 2007 2:17 PM
no, they just got it wrong. These places went into contract so quickly (with the obvious exception of the last three they just finished) that they don't seem to have felt the need to get the description of the location and other details correct. It was noted when they came on the market on this blog...
I think the 2BR 1Bath tht is the width of the building but faces the back (south) is what I'd choose. It would be quiet and has a nice layout imo.

i heard that the what does have a part time job. on the weekends he serves as a stunt double in porno mags
Posted by: guest at October 25, 2007 2:40 PM
I have no idea why the listing would say between Washington & Waverly -- it's not any more desirable (it's only a block and a half away), and it's much less accurate.
These places seem like a lot of space to me, and I've enjoyed this neighborhood and its progress over the last year. I wouldn't be surprised if this did the trick.
Plus, you can take the B25 bus up Fulton St to Atlantic Ave where there's a decent post office.

I love the fact that they painted 6 of the exterior window frames blue, forming a nice "V" shape on the facade. ha!
I live in this neighborhood and love it but Fulton Street sucks.

The problem here is the taxes -- supposedly because this wasn't originally a rental building there was no J51 available (so I was told at an open house). Taxes are way too high compared to everything else around, which is either J51 or 421a.

Does this building have an elevator?
