CB2 Votes on Two BSA Recommendations

As expected, Community Board 2 last night went along with the recommendations of its land use committee when it voted unanimously (with one abstention) in favor of recommending disapproval of the application for the 17-story tower at 163-167 Washington Avenue and unanimously in favor of recommending approval of the application for an extra five feet in height at 72-76 Grand Avenue. While these community board recommendations have no explicit impact on the outcome, the BSA definitely considers them in making the final decision about whether to grant a developer special dispensation. No word yet on when BSA is planning on hearing these cases.

So, is the project at 122 Adelphi inevitable? Is there any way to prevent this at this point?

As per DOB, who enforces zoning, this project had enough work completed to vest under the previous zoning.

forgive me, I don't have any really knowledge of this process- once a project is vested, there is absolutely no opportunity for a project to be affected by community opposition ?

There is very little room for community opposition to projects on private property. From my understanding ( I'm really not an expert), only projects which need a BSA variance or fall under the ULURP process, require public hearing. The community essentially has no ability to prevent a developer from building a building which conforms to building and zoning codes.

Why are the surrounding buildings so low if the previous zoning designation allowed for an 11 story building? I have been looking for a rendering of whatever has been approved, but haven't been able to find one, you happen to have seen one?
