Rental of the Day: Bed Stuy Brownstone One Bedroom

This FRBO (for rent by owner) apartment in Bed Stuy caught our interest for a couple of reasons: (1) It's in a charming brownstone and (2) The owners decided to promote it on a blog platform. We're loving the wood moldings and fireplace; the ceilings are nice and high as well. There are no pics of the kitchen, but the owner assures us that's because it's being redone. We're not too up on the Bed Stuy rental market so we'll be curious to hear what readers think of the asking rent of $1,000. And, don't forget, it's rent stabilized.

That is 2k on Smith street without the mantle and stained glass and high ceilings. I too am renting an apartment on that block, but it is the entire floor for $1,425 with my broker fee. The Smith st. will be available for 10/1 also no fee.

I agree it's a bargain. The appartment is small but I think the price is very fair. I own a two family in this area and recently studied the local rental market before advertising my place. This is great for a single person or young couple. It will go fast.

It's not insane.
I rent my 350 square foot in Park Slope for 2K.
This is half the price and a not as desirable neighborhood.
Makes perfect sense.
It will be gone in an hour.

All I know is that block of Jefferson is gorgeous and quiet with lots of big trees.

Looks like a pretty apartment, but it's a bit small.
Is it only 1/2 of the floor? Most brownstones in Bed Stuy tend to be in the 17-20 ft wide range by around 40-45 long (+- around 800sf per floor).
My 800sf floor through is earning $1650, so it's not bad for a single person.

i rent the place out. i don't rent it myself. it's actually $1950, to be exact.
it's a prime, north slope block and when i posted it, i had about 10 people who wanted it so clearly it wasn't too overpriced. there are two 1 bedroom rentals in the building as well and both are currently rented out. one for 2600 another for 2800.
lots of studios in these north slope blocks rent for near 2000 a month. nicer ones, anyway.
regardless, this is a good deal.

I think it is 1/2 floor as 1:55 asks. And $1K/mo for that size apt. in the Stuy is neither high nor low. It's just about right - not a steal.

What gorgeous tile on that fireplace!
This is my old block, and it is beautiful and safe.
Sounds like a good deal to me, too, in the light of rental prices today. Many better brownstone blocks in BS, like this one, are getting at least $2K for floor throughs, so if this is only half a floor, it's in the running.
Plus, it looks like a really nice apt, no matter where it is.

sounds like a bargain to me too. It's a bit skinny but they shouldn't have any problem renting at that price. nice block too. Let all those slopers that think it's insane stay right where they are.

That fireplace is F'in gorgeous!! I get $1500 for a 650sq ft parlor around the corner. Utilities included. The price seems to make sense to me for 400 sq ft.

Granted I purchased in B'klyn more than 10 years ago, and pay about that in mortgage & maintenance. But that's not the boint.
$1k/month for a small 1BR in Due or Die sounds like a lot? What does a Studio go for in Manhatan? Hipsterville (Billburg) or the Slope?

However a good deal this may or may not be, whoever ends up moving into this rent-stabilized unit should contact the Division of Housing & Community Renewal and see what the maximum legal rent is. Stabilized rent figures are usually odd numbers - say $997.54 or 1,003.28 - rather than an even $1000. Perhaps the landlord is rounding up or down?

im in a 300ish sf jr 1bed by grand army plaze in park slope and its 1500.
brand new kitchen stuff overlooking the back garden on the 4th floor.
small but awesome.
this bed stuy place is alittle overpriced.

350 sq. ft. with 7ft. ceilings is $1700 in boerum hill and $2100 in the heights

10ft ceilings and two large closets.
also im 2 blocks from the B,Q,2,3 and a 10 -15 min commute to grand or canal st.
id rather spend my $500. but I split with my gf so really $250.

Two people live in 350sq ft, that is the size of my bathroom. You guys must be very very skinny; you can do better than that and still be in the city in 20 minutes.

5:58 - The listing for the S. Elliot house is indeed gone from Corcoran's site. I doubt that means the house got an offer, went into contract and closed ONE WEEK after appearing on this site.

7:11 - Yeah, actually I do know a thing or two about the process. Usually, the broker website will list the property as "offer accepted", "in contract", or slap a big red "sold" tag on the listing before yanking it down. None of those things appeared to have happened. Does that not strike you as even the least bit odd?

Since we're all sharing our rent and location, I have a 400sf rear facing parlor level studio in a prime Boerum Hill. 11ft high ceilings. 200sf private terrace.

doesn't matter if you think it's a good deal or not. lots of people wanted the place and it's rented. a 2 year lease for now.
obviously people will pay top dollar to live in park slope. the average studio now rents for almost 2100 in manhattan and in my opinion park slope is a far nicer neighborhood than most in manhattan.
btw, mine is between 8th and the park on a named street, which most people prefer over between 6th and 7th.

i prefer to live near prospect park...trees, botanic gardens, greenmarket, etc.
i can always walk down the hill to 5th avenue.
you are in the minority as prices increase substantially the closer to the park one gets.

I'd also argue that the 2/3 trains at Grand Army Plaza and Q at 7th and Flatbush stand their own, train-wise against anything 4th avenue has to offer. Unless you are right up near the Atlantic Center, and then I can't imagine how you'd prefer to be there over a lush, gorgeous park.

and i live in the north part of park slope.
for some of us, a 5-10 minute walk is considered near.
i'd think in your minivan, you'd consider it near as well.

So, now Crown Heights is your neighbor Park Slope. It is also a 10 minute walk to Fort Greene from Bed Stuy where you can buy a house for a third of the price but most of you think we are fringe. The last thing, the minivan is a Benz.
