Kodachrome Building Open For Business

Bed Stuy's most colorful development, 192 Spencer Street, is getting ready to launch its sales effort. Nothing's up yet on the Developers Group website yet, but a banner went up earlier this week on the building and a stand-alone web site for the development is now up, albeit with limited information. We gushed about the 47,000-square-foot project back in May, praising both the contextuality of the scale and the refreshingness of the design. Now for the big question: Will it sell?

yes it will sell. spencer st. is going through a huge change as is the whole area. projects have never gotten in the way in brooklyn gentrification. look at ft. greene/gownus/boerum hill, etc. etc.
10:31 probably lives on the upper west side-get a clue.

There's public housing on the Upper West Side, too. I don't see people running from the UWS in fear. Being near the projects may be one reason to choose not to live somewhere, but if that's your only reason, then you are limiting your choices to only a very few, very expensive, neighborhoods.

the projects are as close to this place as the whitman houses are to the fancy restaurants on dekalb in ft. greene. these condos are not like that stupid mynt, which is literally next door to the marcy houses. i think they will sell just fine.

So here's my question. I'm looking at some of these areas that are only near the G train, and wondering how it is that people deal with the lengthy commutes into Manhattan? Can anyone in the Bed-Stuy/Clinton Hill area tell me how long it takes to get to midtown? I have to believe that lack of proximity to a train other than the G has to impact the prices that can be got for these houses. I mean, there are lots of Brooklyn neighborhoods out there that have nice apts (see Bay Ridge), but they're cheap because its a serious schlep to get anywhere. How is this area different?

I am sure that they will be reasonably priced, and therefore sell. This area really IS going through a big change.

And the commute to midtown on the G is quick. Especially from the Bedford Nostrand stop - its what I take. 35 minutes tops. Way quicker than getting to midtown from the UES where I used to live.

Well i live by the J train and and I take the The J train ay Kosciuszko and ytanshfer to the N at Canal Strett so to 34th street it takes me 30 minutes both trains run express : )

G train is great during rush hour. I take it every day to work and back from Bergen or Hoyt Schemerhorn to Nassau. Always a seat, runs a train every few minutes.

Off hours the wait can be long.

wow...this is what Brownstoner likes in modern design? oughta tell ya somethin. Will it sell? Probably...I just hope they don't build more garbage that looks like it. To me at least, it seems almost like an embarrassment to modern design. I'm probably alone.

some commuting stats (i live 2 blocks away from those buildings):

- Myrtle/Willoughby to Midtown: 35mins
- Bedford/Nostrand to Wall Street: 30mins
- bike ride or G train to Williamsburg: 10mins
- bike ride or G train to Fort Greene bars and restaurants: 10mins
- cab ride from downtown: $15

To say this is like Bay Ridge is ridiculous.

Actually i don't know who would be dumb enough to buy in this location at this time. Banks will surely scrutinize the location of this project and good luck getting comps. I would actually have hope for the building if the developers group wasn't involved everyone know's they are the worst rated realtors with the worst reputation, it's why they only have new projects as business, they never have any resales because the agents are misinformed and lack maturity. They have also promised things to sellers that they can't deliver, reason they were fired for quite a few projects. Maybe if they sell for $350 a foot they can have hope of moving some units.

I Know A little about the project and besides the modern desighn wich i think is great the buyers will also receive a tax ebatment for 20 years as apposed to only 10 in greenpoint or clinton hill to me that is a huge selling point

Somebody remind them that you need a C of O from the DOB to rent. You can look across the street at Mandy Brach's epic fraud as well.
