House of the Day: 1265 President Street Reduced

Timberrrrr! The asking price of the house at 1265 President Street continues to drop precipitously. The four three-story brick-and-limestone house in Crown Heights started its journey back in May on Craigslist praying for a miracle at $1,450,000. We called it "a bit aggressive" at the time; a commenter more astutely referred to it as "fantasyland." At some point this summer, Corcoran got the listing and tested the waters at $1,195,000. The result? Still no takers. So this week, in a sign of the times, the price was cut to $995,000. This'll be very interesting to watch. In this environment, given that the interiors lack the original detail of many of the houses in the area, this is hardly a lay-up even at two-thirds of the original price. Thoughts?

you are correct- this is certainly no 'lay up'. this one is tricky given the location, the curb appeal, and the reno. also single family. i say $800k and it works- its gonna languish.

This house is 5-10 minutes from the gardens and PP, if it is $500k in 2010 what is a lesser house in PS going to be (10 minutes away) in 2010?

I think this will sell close to this price. This street is gorgeous and now the potential buyers just saved the mansion tax... looks like it could easily be converted to a 2-family with ground floor rental... $1M for this area has been the norm for the last two years

Looks like it really does depend on the area.

I understand the the Berkeley Place townhouse in Park Slope that was discussed on here last week and went on the market 2 weeks ago for 3.4 million has sold.

Things are selling swiftly and for hefty price tags. Just not in the frings areas.

Price is still too high. Should be around $300 a sq/foot = $825-$900k. Nice building but not near any yuppie amenities, schools or parks.

A pretty nice renovation, however it appears like they removed some supporting walls and I don't even see a supporting beam where the wall once was. Could be trouble down the line.

Strange layout, with kitchen/dining sandwiched in between two floors with bedrooms. This house looks like the poor stepchild of the group. Do love the Spanish tile roofline. According to the floor plan, there are 4 stories. I think 2:25's guess about the fourth story under the roof is correct.

The comments regarding slavery are offensive and speak to underlying racist sentiments,subconcious or otherwise, inherent in Brownstone Brooklyn. In fact, in most gentrified areas of Brownstone Brooklyn, brokers stear prospective buyers of color away from desirable locations and properties. So Jefferson has slaves. We don't have slavery today, but every single middle class American works 1/3 of his life to pay interest on personal (mortgage, student loan) debt as well as debt incurred by municipalities, states, and the federal government.

What is worse? Enslaving 10% of your population 100% or the time, or 100% of your population 33% of the time?

Wake up people - there is nowhere near enough money in the world to lend to every legal and government entity in this country. All the bankster class does is create money out of thin air, which then makes your own money less valuable, and lends it to you at interest! You are paying interest on money stolen from you.

Thomas Jefferson was not just a slave owner but a defender of slave state interests when the Constitution was written. Since half the country and most of the Western World did not partake in slavery at the time, the "everyone was doing it" argument is about as naive as the What's comments. Thomas Jefferson did not trust banks because he was always in debt and lived beyond his means. He achieved his wealth from inheritance and almost spoiled most of it. But for the work of his slaves, he would have been broke. Thomas Jefferson is the type of person that would have taken out an ARM with a teaser rate, not a prophet foreseeing the problems of today. The What needs to spend some time on a Lyndon Larouche blog and leave reasonable people alone, or at least come up with a better quote.
