We've gotten a couple of emails and comments from readers wanting to know what's up with 99 Gates Avenue. There'a been an old-school sign in the front yard for a couple of weeks. We picked up the phone and dialed Jac'qui Weekes' phone number (877-493-3537) and learned the following: The five-story brownstone is an SRO; the owners have applied for, but not yet been granted, the Certificate of Non Harrassment. And it can be yours for the low, low price of $1,400,000. For a house that's bound to need a complete overhaul (it hasn't changed hands since 1970 and has probably had SRO tenants for that entire time) that seems pretty pricey as a one- or two-family, but perhaps there's a condo play to be had. I wouldn't want to do the work needed to fix this place up, but that's the cheapest you'll find a 5-story brownstone in this neighborhood... (I know, I know, it'll be worthless once AY is built)

Oh my gosh, whatever your definition of "luxury housing" is, this place is the exact opposite I'm sure.
An SRO for the past eighty years probably. Pure grundge. But grundge sells for astronomical prices in the iffy neighborhoods of Brooklyn these days.

I learned that the house is in a estate war between the former owners three children. I hear two of the sons will take whatever price they just wants to close this thing. The sister wants the high price. Also all the tenants they lived in this home lived there for 40+ years and most died right in the house. I think an offer of 1mil and this house could be yours

ghosts for sure! my house was also built in 1870 and everyone who comes to visit swears there are ghosts. too many people would die in these old houses and then be laid out for viewing, so definitely some spirits around. but they have always seemed on the peaceful, friendly side.

I bought an 1860s brownstone in the neighborhood that was an SRO (it had the certification of no harrassment when I purchased it) a few years ago. Surprisingly, it had a lot of original detail (moldings, floors, all the mantels, all the decorative plaster ceilings on the parlor floor and the front rooms on the top two floors), inlaid floors, mahogany bannister and walnut spindles etc. Maybe someone will be lucky here and find the same thing. Chances aren't good, but one can hope.

5 stories explains why it is not a lower price. You would need the Certification of No Harrassment prior to selling to get that sort of price though, I would think.

It is a sarcastic comment from 1.43 as there always seems to be someone who says that anything in brownstone brooklyn will be worthless after AY, no matter how far away from the proposed development....

seems to me, if you could get it for $1.1m, it will probably cost another $600k to reno- assuming everything needs to be done top to bottom on all 5 floors including roof, plumbing, electric from street, waste, furnace, i mean everything- it would be worth $1.7-2m in the end and could be designed with 1, maybe 2 apts, to help offset costs. but that takes some serious commitment and the non-harrass is a must.

Is a certificate of non-harassment issued by the city? I thought the certificates were from the prior SRO tenants and then used to justify building permits and CofO changes after the new owner takes possession.

I don't have as much of a problem with ghosts, as they've probably been there for quite a while, just as long as there are no leftover skeletons and rotting corpses on the premises. THAT would be a deal breaker!

certificate of non-harrassment is to make sure that no one was illegally forced out of the builidng

Did anyone notice the Marshall's seizure sign on the front door? That house may not really be for sale. Jaqui Weeks is the queen of "no sale" property. She also represented that horrible place on St James that never sold. Another "family dispute."
