Condos of the Day: 284 Warren Street

Over at 284 Warrren Street, a 1909 brick townhouse has been converted into a four-unit condo building; local broker Vespa Properties has the listing. As far as we can tell, two of the apartments are already in contract. Two others—an upper duplex for $1,250,000 and a floor-through two-bedroom for $850,000—are still available. While we're missing the price on the fourth unit, we'd guess that the owners/developers are looking to gross close to $4 million. Considering that they paid $1,850,000 for the building back in June 2006, it's looking like a pretty good return. Has anyone been inside?

I think the asking on the fourth apartment was around $1.3 -- it was a duplex, quite large, but way overpriced. If they got that, then they're hoping for over $4 million all up.

As for the upper duplex, the view is great, but the apartment itself is not very big and the kitchen is tiny --certainly not worth $1.25 million. Seems like they left the beams there as they were originally going to build a mezzanine, a la Scarano, but then decided too risky as they'd already maxed out the FAR. Broker told us, of course, there wouldn't be a problem building on it, but of course that's not true given there's no FAR left. Guess they're hoping some sucker won't realize this and buy with that in mind.

I also saw the upper duplex and got the same spiel about the mezzanine. Plus, we were told that a strange and tiny room on the top level could be made into a bathroom, but they wouldn't be building it. A lot of DIY for a that kinda money, imho...

We also had some concerns about the drainage on the roof.

The place is a bit of a tease.

To me that apartment is fug. Those beams are weird and I'm not much into that minimalist look. Waaaaaay overpriced, to boot. Finally, what's up with "Denver"? Is that a real estate listing, or his MySpace page?

I think it was also priced at $1.25 when they were still planning to do the mezzanine -- perhaps a price drop is in order?

I found the apartments to be tiny for their price, and not very attractive. The yard and all outdoor space is very small, and I have known Vespa to lie a lot and say anything to make a deal. And why do they need to ad their picture to every listing? Especially when they are better looking in real life than their photos?!

I looked at these units a while back. The architect did a great job with the space at hand. Can't comment on the price since prices are all wacky.
I have to say, though, I was totally turned off by the broker, Pietro Costa. Yuk! A total sleaze ball. He totally treated me like a piece of meat. And he was full of broker speak, aka, twisting facts just short of blatant lies. Like I said, YUK!!
