Condo of the Day: Sophia Lofts

sophiainterior.jpg What you’re looking at above is the Sophia Lofts, a Williamsburg warehouse on North 9th that recently hit the market. The condo is named after one Sophia Zablowski, who apparently ran a babka bakery out of the building starting in 1915, according to Apartments & Lofts’ marketing materials. Like the development’s name, the Sophia’s ad campaign emphasizes Ye Olde Williamsburg: “The concept of the newly converted Sophia Lofts grew out of a sheer love of timeless architecture and timeless inspiring life imprints.” The “timeless” building (in our opinion, not the most handsome of warehouses, at least from the outside) is being tricked out with an of-the-moment gut renovation; its 11 units will have exposed brick, timber beams, and high-end appliances. Once you get past the treacly sales spin, in fact, the pricing seems fairly reasonable: Units are ranging from less than $500 a square foot to a touch over $800. Who's checked them out?

This is far and away the most promising development in northside williamsburg. Classy renovation of an old loft building... no cheesy yellow/brown paint (55 berry) and no out-of-context glass box...

If I was in the market (and had the cash for a down payment), this would be a serious contender. Nice looking -- at least conceptially.

Then again, the Mill Building looked nice too and apparently that turned into a COMPLETE clusterfuck.

At almost 1300 square feet, yes 700K is more than reasonable.

Try to find something for half that size in Manhattan for that price.

We go by square feet in the U.S. not just the number of bedrooms.

$699K for a loft sleeping area, probably not a true one bedroom, that results in 1,256 sq. ft.

Not a good buy. Go see it and the see if its "more than reasonable."

Stop comparing to Manhattan. You can find better just in Brooklyn.

It doesn't really matter if they are a good buy or not. New York City is not a "good buy" town.

They will sell very quickly. People love these loft spaces.

If you're looking for a good buy you are in the WRONG city.

I am not too sure that "they will sell very quickly". Look at The St. Marks Lofts in Prospect Hghts. They have been on the market since about January and nothing has moved yet.

Studios in the city (500 square feet) are going for over a million dollars.

A 1300 square foot loft 1 stop from manhattan is a pretty good deal. That was the point.

1:44, people do love loft apartments and they are moving.

I have relatives in contract at a loft building on St. Marks in Prospect Heights. If it's the same building you mention above, nearly all the apartments in are in contract (only two remained when they saw the building in July) but nothing has closed because they are waiting on the C of O.

I spoke to the broker at the lofts at St. Marks Place in Prospect Hghts in August and was told it was approx 50% in contract so someone s clearing lieing to one of us.
In any case after seeing them I was turned off. The latout were very weird and teh block was still sketchy for the prices they were asking.

Really? That's scary! The one I'm talking about is a new construction in the loft style with indoor parking and washer/dryer hookups. It's on St Marks between Washington and Grand Avenues and is being marketed by Corcoran. I thought the apartments were lovely, though they're buying a 1br and will have to build a wall to make it a 2br. There are other developments nearby on Washington that I think have weird layouts.

If you check the Corocan website at least 5 of the St. Marks Lofts are still for sale so I am not sure about the story you were told about the C&O problem.

The apts and lofts website has an offer accepted icon next to all but one of these Sophia lofts. Is that really true? If so, it would challenge a lot of the conversation above...

I do believe it's true, went to the opening last week which was packed. A great gut rehab while keeping many original elements, awesome.... Called back yesterday and the agent told me all but one had accepted offers, many with backups. Wish there were more projects like this.

I went to the opening, the quality of the construction was very poor and felt cheap. Loud AC units, thin walls, horrible layouts. Not worth the time.

of course you can compare williamsburg to manhattan. or anywhere else.

if a buyer has a fixed amount they can spend, it is reasonable to think that they will check out different neighborhoods.

also, having live in multiple brooklyn neighborhoods, i can attest that it takes alot less time to get anywhere in manhattan from williamsburg. and, i might add it is way faster to get to downtown locations from williamsburg than either the UES or UWS.

not to mention that the restaurants are amazing. and that the boutiques are now nationally recognized.
