been in the garden place house 20+ years ago. owned by a family with two boys; they lived on the top two floors and possibly the parlor as well.

Nice enough house -- had a nice extension and was light and sunny.
Still, paying 5MM to live here seems a bit ridiculous -- the three houses on the henry st side of the block are for sale for 3MM and are roughly the same size, and even those are wildly overpriced.

there are very very nices on sale on Garden Place in this price range (I see 3 from 4.4-6.995). the place listed here is not in that league. something fishy there.

if people pay a million and half bucks to live in clinton hill, or odder yet, fort greene, then 3 million bucks for garden place seems reasonable.

Garden Pl is listed on BrooklynBridge and HarborView sites. and probably others.
Garden Pl had sales near $3m four years ago so $5m today doesn't seem anything to question. (remember this is 25' widehouse).
Buyer puts up $2m and mortgages $3. Do a search on his name and see started his own investment firm. So probably well qualified.
So tell me what is so fishy.

Not fishy? Perhaps, but to say that $3m 4 years ago justifies $5m today explains why the market is out of control. Everyone wants to be rich overnight.
