I went to an OH at the Macon house a couple weeks ago. It has potential, but pretty much needs a gut reno, and there are some very serious issues in the basement. The brick support columns are rotting out and there are clear signs that water has been pouring into the back foundation for years. It's a nice block and could be a lovely house, but be prepared to put a lot of money and a lot of time into fixing it and shoring up the foundation. And I didn't even see the roof, the basement scared me off.

I saw the Cheever Place at the cheaper price. I was only able to see the garden apartment and the basement. After that I didn't want to go back.

I went to the Adelphia house about a month ago...the broker was like "here...take my card, this house will be gone by tomorrow so call me tonight if you want to make an offer at or above the listing price"

AH sucks ass...they are such bullshit artists.

@ 11:35 AM.....why do you say after AY the FT. Greene house will be worthless??? wouldn't the Atlantic yards, be good for property owner in the Fort Green and CH ??? i know for one thing the effect will be great for Bed Stuy and Bushwick!

The second floor tenant on Cheever Place had a moving sale today. The apartment was a bit creepy. Looks like the place needs a lot of work.

I saw the Sunset Park house today and would definately say it is overpriced. The block is nice, except that it is steps from super-packed, up-all-night 5th avenue. Not to mention that the owner tried to divide all the floors in half by putting up a wall that removed any nice doorways and replaced them with cheap plaster board. All the baths and kitchens need to redone badly and the floors are uneven. It is pretty much a total renovation because from the looks of it much worse lurks below.

Went to the Cheever open house. Place is a mess. Would require an additional 100k - 200k to fix up. Doubt it sells at 1.8

has anyone else seen the house on MACON?
the house seems to have good potential.
however, i had similar concerns about the basement when i saw it. rotting beams, water damage, and what looks like an oil spill covered in piles of kitty litter.
i'd be interested in hearing what other people thought about the place after viewing it.
