Co-op of the Day: 75 Prospect Park Southwest 3 BR

Today's co-op at 75 Prospect Park Southwest is a big ole apartment, weighing in at over 1,500 square feet. And a family-sized place (this could easily have four bedroomscheck out the floorplan on the jump) in a prewar building like this is hard to come by in Windsor Terrace. Or Park Slope, for that matter. This is an attractive building but hardly a Bing and Bing so it's hard to know what to make of the $1,200,000 asking price, especially when nothing has sold anywhere near that price in the building. (We suspect that most of the apartments are a good deal smaller. This was probably combined at some point.) It's hard not to like the park location either. So is $800 a foot a realistic price for this? The listing says that the owner "will consider all bona-fide offers" so maybe there's some wiggle room.

Not a bad location, and one that will get better in time. PS 154 is indeed a bonus. However, that's a bold asking price for something that appears to need a full renovation. 1.2 mil could buy a really nice (if a bit smaller) 3 br in Park Slope proper.

thats crazy talk.
That strip before the ball parks is ghetto with sound systems, folks hanging out on hot evenings, litter, and double-parked vans and SUVs everywhere.
You could plunk $1.2m down in windsor terrace and pick up an entire HOUSE, on the best block, 3 inches from the F train (see brooklynproperties open house pick of last week).
Or you could carry your 1.2m a few blocks into leafy ditmas and get a house there as well, or buy 3 condos off cortelyou rd proper.

i've seen this apt. and it's in need of a total gut/major renovation. once fixed up it could be lovely as it's on the top floor and corner unit. no way on 4 bedrooms, floor plan doesn't allow unless you made them miniature- makes no sense. it's really just a 3 bedroom. it was 2 1 bedrooms combined to make a large apt. downside is also no laundry permitted in units. i'd say they could get right around 1million if they are lucky.

Just the fact that the entrance is overgrown with weeds tells me that this building might be a little sketchy. If they can't maintain the public spaces, what's the maintenance fee for?

I think this is the same one that Caldwell Banker has had listed for months (and months). I saw some photos, and they were pretty scarey--full gut reno. You do get the space though.

1. "that strip before the ballparks" is actually NOT ghetto, 12:56; That comment is beyond dumb...
2. It's definitely overpriced - even if it were mint with modern baths and kitchen, this ask would be a stretch. 900k would probably get some real offers...
3. That said, its a great amount of space...I would remove the wall between the living room and sitting room to make the place feel more wide open. You could always do an oversized pocket-door wall somewhere else in between those rooms if you felt you had to have a fourth "sleeping area" or bedroom, for an occasional guest, etc.
The thing that will sell this place is the size and great exposures. If it is true that no laundry is allowed in the unit, that would be a notable demerit, though. People spending a mil don't want to trek down to the basement to fetch their clothes; I wouldn't anyway.

Ditto on the nonsensical nature of the comment about that stretch being 'ghetto'-- it's busy, with busses mostly, but peaceful, and that particular spot of the park is particularly lush and green...

It's been for sale for a long time. Its overpriced by at least 30%.
Also, it goes without saying it will be worthless after Atlantic Yards is built.

I think Windsor Terrace has a troll too now. This is funny. Windsor Terrace is usually taking hits because it is so very quiet. There are never any noises here besides crickets. Sometimes I've notice that one (not so loud) dog will bark on my block and then another (not so loud) dog will bark and then a third dog will bark too. And then they stop and it's more crickets again. Loud rap music would be shocking here. But in a good way I think.

Nowhere near AY. Our normal site troll usually posts similar comments. But I think perhaps this is a joke in the above post. Because unlike the normal trollish behavior, which is purely about AY, this comment was accurate that this particular apt. is overpriced. Although when I saw this coop I was told it was just under 2,000 sq. feet and that seemed accurate to me. So perhaps b'stoner's calculations on a price per sq. feet are off a bit overall? If I felt like doing a big reno I would have seriously considered buying it. But I'm just not sure how much of a hassle that sort of thing is to do in a coop versus a townhouse without neighbors that make rules.

boring neighborhood. too over priced. yuck. got a gorgeous brand new condo this size brand with low cc's for almost 250K less in the heart of billyburg where you have actual shops and restaurants and a short commute.
a real stretch on the pricing....
