I guess everyone's on vacation. I went to a few, thinly attended open houses. It seems like crap is priced the same as quality, but the rare quality properties in move in condition seem to be going very fast. I have heard from many brokers that people are waiting for September to put things on the market, so perhaps the summer doldrums are a real thing (I've been looking in BS, CH, PLG, in the sub-million brownstone market). It seems like they're trying to get rid of excess inventory before the fall, but sellers still don't want to cut prices or make deals. So overpriced stuff is sitting.

Totally agree, slim pickings out there and prices are high. Summer doldrums seem to have hit long before August.

The market has become more reasonable. Out of 3 places I saw in the slope, I liked the price and space on all three. That is crazy: for months everything felt overpriced and competitive.

The sign-in sheet was full for one perhaps because of the sandwich board they stuck on 7th ave, but quiet for the other two.

There isn't a lot of listings, but buyers seem to realize they don't have to scramble over each other anymore to get something.

This is in the 750-1m range, if that matters.
