are morons. Why can't real estate agents get the building size/lot size correct? Isn't that some pretty basic important info potential buyers will want to know? According to their ad both are 18 by 58 and yet the building has a garden. I love it when they reverse the two and list the building as larger than the lot.

St. John's house looks great.Beautiful details, love the columns - they divide the space without cutting off the light.

Nice block of very well kept houses. Two way street with bus route, but that's hardly a reason for rejection. Actually is close to subways, Children's Museum, etc, as advertised. This looks like a great house for someone to put roots down, get some income from the rental (or not), and have a limestone in a fine neighborhood. Even with inevitable upgrades, this looks good, and within financial reach of more people.

Not the broker, but a fan of my neighborhood, and what looks to be a fine house.

how can Aguayo Huebner survive without floorplans? i would never give a listing to a brokerage that is too cheap to provide floor plans! they need to spend some money to get those commisions.

If I were the owner of that Bay Ridge house, I would be pretty pissed that its being advertised as in Sunset Park. First time I've seen a place listed as being in a far less desirable neighborhood than the one its actually located in. Whomever is managing their property database is seriously doing a crappy job, considering the $40k or so commision at stake. Bay Ridge is mostly covered by zip 11209, but the northen tip is in 11220, which is the primary one for Sunset Park. Their system probably assigns "Sunset Park" to everything in 11220, despite their being a tangible physical barrier between the two hoods (combo of park, railway, and highway).

Re the park slope place, $537 psf seems like a very reasonable price. I paid about $500 psf 1 year ago for a townhome at 6th & 6th and have not seen anything close to that in a while. Any issues with the property anyone has heard of?

I think St. John's will go for over ask. This is a great neighborhood on the up and up and this looks like a nice property. $700k is very low for this area, most $700k townhouses in brooklyn are located in Bushwick or E. NY, not an area like Crown Heights. And this doesn't look like a dump, even if it does need new kitchens, baths, and some updating of mechanicals it's still easily worth this price.

i could be wrong but if it did need all of the above, wouldn't that cost *at least* 100k which would bring the cost of this house to 800k which is no longer a deal in this area.

1300 Carroll looks much worse inside than this property and is asking 799k but comes with parking. Needs serious updating. Both have open houses this weekend.

Regarding floorplans, it takes a while to get measurements and then draw up the plans. If a seller wants their property on the market right away then plans won't follow for a while unless the owner already has them. And the point is to see the listing in person not based off of a floorplan. In my opinion it does a disservice to a property like this to have floorplans. But, judging by your attitude, you wouldn't know anything about that would you.

Not so uncommon, 2:46, in Crown Heights. Many people have had their homes stay in the family for several generations. It's one of the reasons CH has remained a stable neighborhood of families, and why the housing stock is in such good condition. People may be bank poor, but are certainly house rich, and have held onto their properties through the lean and unpleasant times.

The ghoul factor of the funeral home would not bother me so much- more the traffic noise and emotions. I used to live across the street from a funeral parlor and seeing people crying in the parking lot when you look outside your window can be a bit disconcerting.

That said the house looks nice, although I think a bit overpriced.

It doesn't take that long for floorplans. When we listed our apartment, the photographer/floorplan guy came by on Thursday and the complete listing was up on Monday night. I don't think it does a disservice to ANY property to have floorplans on the sales site, unless it's such a craptacular layout that they would actively scare away buyers.

She also is admirably blog-savvy, flacking regularly throughout this thread for her listing, even going so far as to mke fun of herself to throw us off her scent. Park Slope house:

565 10th street went for 1,950,000 last Dec. Footprint is 20X66, 3 floors and finished English basement. It has a lot of original details to compare to 11th street house. And it is zoned for PS107.

It is also 3 family. I saw 2 apartment out of 3 and both kitchens were way better then 11th street house.

I would not say 11th street house is that cheap.

The house on Westminster is by no means pristine but the photos do not do it justice. The realtor also lists this house as a townhouse and clearly it is not. Also, I don't understand why these realtors don't invest in "staging" a home for sale or at least have a photographer on staff or contract one who specializes in photographing homes. They make enough money in commissions. After all they are asking 1,550,000 for the house!

Brower Park... dental dams are commonly used in dentistry..primarily used in an Endodontists ofice to protect the tooth being worked on from bacterial contamination... it's a rectangular piece of latex.

Yes, we did, FINALLY. We were looking off and on for a year, partly to gauge what was available for the money we wanted to spend so we'd recognize a good deal when we found it. We're in contract on a house in the South Slope (which was an Open House pick, heehee!) and are sorting through offers on our apartment; hope to have a signed contract in the next 10 days.

I need some advice. Daughter is under contract for small coop in Boerum Hill for $455,000. It's only about 500 sq.ft. How is this neighborhood and doesn't this seem like too much money?
The maintenace fees are $525!

800k is still a good price for the area and in this case you would have a home that is 1) fully updated and 2) customized to your liking. Oftentimes people are going to change a kitchen or bath anyway so they expect to put some money into what they buy so that it will be what they like, not what the previous owners like.

Newly updated homes in this area are in the $900k+ range with some going for over $1M.

P.S. I'm not associated with this home or broker in any way, I just think the neighborhood is in a great spot right now and is going to do very well.

It's a lot more difficult to make floorplans for a 100 year old house than a simple coop or condo, isn't that obvious?? If you notice most of the floorplans sellers get done to market their properties are rarely to scale.

Has anyone seen the Pacific Street house before or know the block well? I don't recall seeing it listed before, so I'm assuming that it's new to the market?

I did look at another house the same realtor has on Pacific (the one for just under $2 million. I think they have a third one for $2.15). The guy showing it that day said that they had an offer on the house and were showing it one last day before they accepted the offer. This was at least three weeks ago, so it looks like either the offer fell through or they ended up not accepting it.

would need more info to really answer. Any area can vary block by block so just giving neighborhood name isn't specific enough.
The 500 sq ft - is that your figure or offering plan figure? Is it new or old bldg, walk-up or elevator, views, amenities, any outdoor space, etc. and so forth.

This WORLD is crazy as hell!

The first shooting on Saturday, the wacko started in Flatbush off of St. Pauls place(after shooting
@ his girlfriends empty apt.), carjacked a car over there, drove it into an abandon store in Weeksville/Crown Heights,shot a driver that he tried to "jack", carjacked car #2 and began his shooting spree in Crown Heights on Albany/Park Pl. This nut just happened to crash the stolen vehicles in CHgts. It's amazing that no one was hurt. Those shots were heard blocks and blocks away... Scary indeed

Shooting #2: Was a traffic stop that happened to be in Crown Hghts on Rogers Ave./Lefferts Ave. Unfortunately, 2 officers were seriously wounded..one worse off than the other (praying for him).

Therefore, 5:54pm...it's just ironic that both incidents happened in the Crown Heights area. But, note there was a double murder in Canarsie, a Hasidic pervert molesting other Hasidic women that customary take rides w/other Hasidisms...I can go on and on.

So, don't zero in on Crown Heights as "scary as hell". Don't move there!How many soldiers came home from Iraq in body bags since the war? Maybe if the war ends, there wouldn't be a need for assholes to have the need to carry guns...
