House of the Day: 624 East 19th Street
This five-bedroom Victorian at 629 East 19th Street has some nice bones, a large lot and a parking garage going for it. On the inside, there are some nice original wood floors and beams mixed with a so-so kitchen and bathroom. Whether the house is worth anywhere near the $1,175,000 asking price really hinges on the location. Can anyone provide a little context? What are the rest of the houses on the block like? Amenities nearby? And, oh, if you're interested, remember to leave your broker behind. The listing agent wants to keep the entire commission for herself!

I live on this block and it is great, tree-lined quiet with beautiful home and great neighbors. Mostly professional people with families. It's between Foster and Glenwood, so 3 blocks form the B & Q trains. There have been recent sales in the 1.3 range on the block but those houses were beautifully updated with new kitchens and baths. This house is not it the same league, and some kind of strange masonry was recently done to the porch that doesn't present well. IMO the house would be a great buy for 999K. It has been previously listed for 1.3 but they came down in asking price, with no takers I guess.

Very nice block in the soon to be landmarked sub-neighborhood of Midwood Park. House is between Foster and Glenwood and about 3 blocks from Express Stop at Newkirk Plaza. This one may be a house in from fairly busy Foster, but that should not be much liability. The houses in this area are generally in pretty good shape- mostly unmuddled by brickwork, etc... Walked by this one yesterday- and there are definite siding issues here. Not sure what it is, but it could be improved. In any case, its a really nice block, in a really nice neighborhood.

This house has enough going for it and some of the details are really nice, but the descriptive text in the listing appears to have been written by an overzealous 5th-grader.

Why do people list with Century 21 and Filmore in these neighborhoods? They never get as much and the houses sit on the market for so long when you compare them with agents from Brooklyn Properties, Mary Kay and Corcoran. The national chains don't work for these niche markets.

It seems as though houses that are in great shape in this area go for quite a bit these days, usually ask, while real fixer-uppers linger for ages, and then the price is reduced...
There is a limited housing stock here. Famlilies frequently stay here for 30 plus years... If there's little else on the market, could go for more that it might seem worth. I'd say 1.1 is realistic.

It looks very shabby outside, zero curb appeal. The block is a hike to cortelyou rd (on the map, not so far, but when it is nothing but tree-lined streets it feels far). For the new richer buyers that come from the slope or elsewhere and need their 3 or 4 familiar local amenities such as hip coffee shop, co-op or quality fruit and veg store, up-market brunch place with garden, stuff for babies, (soon to be 6 or 7 then a dozen), anything further than (busy) ditmas ave is a hike.

I guess someone from the Slope will not but it then. Not all well to do people need to stuff coffee down their throats. Some people are just looking for a nice quiet neighbourhood to raise their family. And this is it.

I think Foster is scary... kind of the dividing line b/w ghetto and brooklyn suburbia. newkirk plaza is a scary place at night and the Q train stops (parkside, prospect, church, cortelyou, newkirk) are always getting written up. Foster has a TON of section 8 housing complexes that the landlords are slowly trying to move to co-op.... Maybe in 15 years PLG, parts of Ditmas Park and this little area will be great but for now still changing even if CT muffin is building on cortelyou

Maybe a mix of ''ghetto," as you deemed it, and "suburbia," is actually a good thing. Everyone needs a little hood in their life, I mean, Park Slope still has Fourth Avenue! Plus, you know no one is getting shot up outside Connecticut Muffin, so I don't understand how Cortelyou Road is ghetto anyway. You're proving that sometimes it IS possible to be too ethnocentric.

I took my parents to Farm on Adderly recently. My parents live in the sticks so they appreciated the neighborhood.
They were also very impressed to see a drug dealer operating outside the door of the Farm.

I don't get it, for my money below newkirk ave is where it;s at as far as location goes in victorian flatbush. No coops, no condos,no people, ah! peace and quiet. I happen to feel the amenities within walking distance are of better quality as well .I went to see this house when they were asking 1.3,There seemed to be significant problems lurking in the basement, and I did not care for the interior layout.The backyard is adjacent to Foster ave which was a deal breaker for me.The 1.3 price tag was outrageous,Fillmore doesn't have a clue.

You missed my point. WHAT I AM SAYING is this house is a HIKE to __cortelyou rd__. People with $1m plus cash-to-fix ready are not going to want to live down on newkirk, the walk to the semi-cool amenities - that I am very aware exist already there - is too long a walk when they can get a place two blocks closer if they wait a bit.
The walk to prospect park is far too long as well. Remember? prospect park? the reason many people are ok with moving from established hoods to ditmas?

Did anyone mention that this neighbourhood have some of the best PUBLIC schools in Brooklyn??
I walk this neighbourhood quite often, I've had one scary encounter..a WHITE guy jerking himself off in the street, he might have been one of the section 8 people mentioned here.

We were househunting in that area this weekend and are curious about the potential park slopeness of the area. What do y'all think about it? (I'm talking about the neighborhood between the park and Newkirk, west of the subway). Also, is it safe enough for a woman to walk home from one of the Q stops at night?

I LOVE ditmas park but this is a one family with no potential for rental income and one block... I think it is a little overpriced unless there is some MAJOR upgrades going on inside.

Maria, I grew up in Midwood during the 70's and 80's and had SO MANY flasher incidents, I can't even count them. Maybe it's something in the water on that side of Brooklyn.

Any potential buyer should not only inspect the general inside plumbings but the outside drainage system as well. Just word of advice.

I walk home from the Q stops at night quite often and no issue. Also - have never seen a drug dealer outside the Farm, although I am a regular, so I think you might have just had bad luck. Was very used to drug deals when I lived near Washington Square Park but have not seen it happening on Cortelyou. Finally - on the question of whether the neighborhood might become park slope, god I hope not.

Still sitting on the market nearly 4 months later. Negligible price drop to $1,169,000.
