House of the Day: 566 74th Street

This round-front brick at 566 74th Street is looking like a decent deal at the asking price of $749,000. It's got plenty of original detail (including some very nice floors) and what it lacks in interior square footage it partially makes up for with a 148-foot-deep yard. There's a court-ordered change in ownership listed on Property Shark from April that's got us scratching our head. Perhaps it's somehow related to the fact that this is a relatively low asking price. Anyone know the back-story?

I love these kinds of houses. Simple but beautiful. Bay Ridge is filled with them, one of the reasons is such a great neighborhood. If I could afford it, I'd buy it.

Hmmm...Not very descriptive listing? Any ideas re: bedrooms etc? What sort of rent are they fetching in the Ridge these days?

I'm no lawyer.. but reading the stuff on acris--Sounds like orig. owner died and dispute between offspring. But looks like the son was deeded house few years ago but had not produced the deed and apparently not recorded.
Now looks like son is selling the property.

mr b...no offense, but this is not a "relatively low asking price"...this is about norm for this size house, despite what listings on corcoran or bhs might be asking.

so the owner died, and the estate was to sell the house. when it came time to close the title company said a deed was missing, and the estate couldn't product it and objected to providing it. the buyers sued the estate for specific performance and the court granted its request and would not allow either party to terminate the contract. My guess is the parties agreed to just walk away.

It looks like the missing deed was eventually found and filed.

Agreed that 749k is not a relatively low asking price, especially if you consider that the deflating bubble affecting Queens, LI, NJ, etc. will probably enter Brooklyn via the Queens border (Bushwick, East NY, Bed-Stuy) and Staten Island (Bay Ridge and environs).

There is the largest Arab community in Brooklyn around 69th and 5th Ave. But if you go down to 74th or 75th, it becomes much quieter and nicer. The original details are nice. maybe need a lot of update, I guess.... But over 90FT of backyard sounds great.

650k-750k is about the going market rate for a 2-fam brick rowhouse in Bay Ridge these days. Most definately not relatively low. Guess the folks who paid 1.5 million to live across the street from housing projects in "prime" hoods like Boreum Hill don't like hearing that though.

3:39PM I'm not trying to discriminate any race or color. If you live in the area you would know what I meant. I, like many people, just prefer clean and quiet street when I choose a house. Unfortunately, in this society, if I mentioned any color or race, I instantly become "racist". There is an article about an Iman in NYT which won 2007 Pulitzer Prize. Some people didn't like it, but I really enjoyed.

C'mon now, 420pm. If you have a problem with the quality of the nabe, the noise, the cleanliness, then say so, and don't be afraid. But to suggest that such qualities are inherent to any racial/ethnic group is silly and racist. You can instead say the following: "There is the largest Arab community in Brooklyn around 69th and 5th Ave. [Insert description, i.e., "It's an eclectic mix of crappy houses and not-so-crappy houses. It's also a bit loud."] But if you go down to 74th or 75th, it becomes much quieter and nicer.

The reality is 3:35PM believes the Arab community around 69th Street does not make good neighbors, whether this is based 3:35's experience or pure ignorance is really the question someone should be asking. To suggest that he should rephrase his statement to make people feel comfortable only justifies individuals who scream racism, whenver race is mentioned. Instead, someone should actually question the basis for his conclusion, if it is actually based solely on the fact that arabs live in that area, then it appears to be racist, but without further information, to call him racist (which might be true) is just plain ignorant.

The price seems in line with others in the neighborhood for a house that needs work.
I also believe this house has an extra room added on the back, but given the size of the lot there should still be plenty of yardspace.

Wow. Never has a comment made in jest caused so much confusion for so little reason. So let me spell it out:

Since "Iman" was preceded by an indefinite article, I knew that Anonymous 4:20 meant "Imam." (The other clue was, you know, the context.) Perhaps 4:20 was confused, perhaps it was a typo. Either way, I thought the mistake was funny, since that would have to be one hell of a profound rock-star-wife-model article to win a Pulitzer. (From what I know about her, she'd be more likely to win a Pulitzer herself than to be the subject of a Pulitzer-winning article. She's that smart.)

David Bowie's wife being black had absolutely nothing to do with the joke lliipp, so I really have no idea where your comment came from, except that perhaps you are confused as well. Or quick to jump down people's throats for what you perceive to be racism. Or both. Yeah, probably both, since they seem to go together.

OK, let's get back to realestate. I live two blocks away and moved here from PS last year. The house is on a very nice block. The price is a bit low because like most houses in the area it will likely need electric and plumbing/heat upgrades. AS for the neighbour hood we could not happier. It is so much more relaxed than PS, no play dates kids just knock on the door and say "wanna gome out and play". And the neighbours of all different backgrounds get along very well. We love it here.

We had friends who used to live in that area and they loved it. One of them worked in the city and one worked in NJ, so the commute was about the same for each of them. I think the restaurants are a huge selling point.

The muslim Arab stretch of 5th ave is pretty disgusting. There is nothing racist or whatever about that, it is the truth. It is dirty and loud with hordes of arab youth roaming the streets hassling women. I don't think you would want your wife or daughter to be exposed to that. We all know how arab muslims treat "infidel" women. The harassment is vile. Some people can handle the trust and other like naive pc liberals like to live in a dream land.
