House of the Day: 215 Gates Avenue

In response to last Thursday's post about the under-the-radar house at 182 Washington Avenue, the folks at the site Historic Brooklyn brought today's HOTD at 215 Gates Avenue to our attention. After changing hands for $900,000 last year, the house came on the market several months ago for $1 million. After failing to get any love, the price was cut officially to $750,000, though HB reports that a bid as low as $600,000 could get the deal done. Here's what HB had to say about it:
The home is normal size 20x40 on a lot 20x70. It's a four story home, pretty spacious inside, boasting some original details. The pocket doors are in tact but the glass panes need replacing. The parlor doors are there looking magnificent. The mantles need some paint removal but look ok. On the 4th floor, the back room has had the entire fireplace removed. The hole in the wall remains.
Does this tickle anyone's fancy?

As a neighbor it is killing me the horrible job this RE firm is doing of advertising this house. They FINALLY have pictures (two) up on their craigslist ad. It's almost like they're trying to not sell this house. But it looks like it could be a good find, and the block is very nice.

I'm all for supporting local businesses, but this one (actually I'm just assuming it's local) is really doing a disservice to its client. I hope some nice buyer finds their way to this house, somehow.

Perhaps they should get Corco to list it for 1.5 mil and it could be sold in five months - by the same local outfit that has it now - for 600k.

I think the 350-400k number for renovation is a bit low. I would think 400k at least and that's only if there are no structural issues. Otherwise it will be more. But with a quality renovation this could be a lovely building.

100k per floor? Why? I am guessing you are a contractor, or perhaps you plan on reincarnating the original artisans who built the house?

Why on earth would the seller be willing to unload the place for 300K less than he paid for it one year ago? Did he get sent to prison or something? Huge ouch.

There may be some structural issues with the home. Inside the parlor floor the brick wall is being braced. Also the chimney is leaning. There is a bend on the property from the 3rd to 4th floor. The reason they could do this is that they may have already made their money on this property. Check the sales history.

I actually looked inside this place last summer. I thought the details were nice and that it had a lot of potential. I laughed when they told me that the owner was asking $1million+. $600ish sounds about right for the amount of work it needs and that area is beautiful in terms of nearby brownstones. Definately an up and coming area. It's sad to see properties like this getting used and then spat out by flippers. As someone who is trying to carefully repair/renovate a brownstone, it makes me feel kind of sick just thinking about it.

3:23, can you explain what you think happened? How did they make money if they bought it at 900K and are selling at 600K? Is there a scam going on?

To Pie in the Sky - I don't think 100k per floor is a lot of money if you want something that looks good and is quality work, I am paying that for my house - have you checked prices recenttly

It looked like an individual owned it up until some corporation took over. Could it be that the indivual bought it below 600k, sold it to their corp. for 900k, and taking the loss on the corp side as a deduction against other projects that may have profited the business? An idea. HB

Looking at acris - Looks like person who bought this in 2006 also managed to buy 2 other properties (smaller value) in 2006 also. All with 100% financing - totaling about $2M.
Whats that all about?

The owner took out 100% financing with two loans. The first loan for $721,600 is an ARM with an initial rate of 8.35%. This rate is to reset in April 08 to Libor + 6.42%. I believe the Libor index is currently about 5.4%. Using todays numbers his new rate will be just under 12%. The second mortgage looks fixed.
I think we can figure out why he's selling.

Looks as if one could spend $200K inside pretty easily. It's a great project for someone. You just have be willing to bet it'll be worth that million down the road. I hate removing fireplaces, too!

Bed Stuy is an "up-and-coming" neighborhood--soon to be gentrified. I'm a standup comedienne in NYC. I can't tell you how many stand up comedy shows I attend, and the resident comics from Bed Stuy who say they see the change daily. Get in while the gettin' in is good. This is great buy as fixer-upper, if you can get it for a deep discount.

I purchased a two story brownstown fixer upper 7 years ago in proximity to the house on Gates ave. Purchase for low 200's now my home is worth low 800 easy, and will continue to increase in value. This property is in an area thats up and coming; near the famous "broken Ange", 5 minutes from prime Clinton Hill' 15 from Prime Fort Green and 20 from Downtown Brooklyn BAM Cultural district. Outskirt of Bedford Stuyvesant is what is happening,

I just called the number on the sign and the agent who answered the phone said the property is now going for 950,000 not $750,000 or $600,000. Are they serious? That place needs a total gut renovation. Guess they really don't want to get it sold!!
