House of the Day: 37 Lafayette Avenue

Pity the poor house with the misfortune of being located on a high FAR lot in one of the boomtown areas near downtown Brooklyn. This likeable but not particularly distinguished 4-story brick at the corner of Lafayette and St. Felix (with the Forte in the background) is bound for a date with the wrecking ball, it appears. According to the Minsky listing on Corcoran, a developer could build a 17,275-square-foot building on this lotand he's already got the rendering to back it up. That's why the asking price is $3,400,000, probably almost double what it would be worth on its own.

Nice to see Jerry is up on all the local cultural hot buttons, but isn't the new library history? Thought they didn't have the money.

2,150sf lot + buildable sf of 17,275 = FAR of 8. What kind of zoning is that? Given that this house changed hands for nearly $2mm less only a year ago, I wonder whether the zoning situation is as clear as the broker suggests.

Hmm, Felix and Lafayette are in a C6-1, with a tops of 3.44 Res FAR.
Maybe there's some air-rights bundled with the deal, or inclusionary housing bonus.
In any event - that setback in the rendering is horrible! Why can't they build a building that meets the street like every other structure on the block.

No way will anybody build a sliver tower at this location. Space isn't that prime that it would make sense for anybody to build them.

I used to live in that building--a new owner took over last spring and gave everyone 3 months to get out (and was a total high-pressure dick about it, despite the fact that he didn't have a demolition permit yet and zero progress has been made since.) I was told at the time that it would be demolished to make way stores on the bottom and luxury condos on top (yeah, what a surprise.) And no, it wasn't distinguished but the rent was dirt cheap.
