House of the Day: 154 Noble Street

After chilling on the market for the past three and a half months, the four-story brick house at 154 Noble Street in Greenpoint just had its asking price trimmed by $100,000 to $1,250,000. The house is part of a nice row of brick houses on one of the prettier residential streets in Greenpoint. As always, though, we're pretty skeptical of the fact that the listing includes only one interior photo—and it's a close-up of the (quite nice) parquet floor. What gives? If the interior is decent, do you think the new price is reasonable?

3 1/2 months? Try over a year, just with a different broker. The house has no detail inside and has been cut up strangely. It's in a great location and has a nice facade, that's about it.

Yeah but properties in the GP historic district almost never sell so you would think scarcity alone would drive the price up. Granted it's not on Kent Street which would be preferable. Too bad about the interior too.

I suppose someone with taste, money, and motivation could turn this into an attractive house. It has the potential.
I would not say it screams out "architectural appeal!". But then, this is NYC, quality is relative. Millionaires live in walkup tenements and ramshackle houses with browstone peeling off the front facade. Who's to say?
Maybe "Greenpernt" has arrived.

Saw the Milton St one too. SMALL footprint - 14 x95. No backyard, all yard is in the front. It's very narrow. It ok inside, but $1.6 is TOO much for that tiny bit of land.

This house too has been on /off the market for over 1 year, just with different brokers. They previously were
asking around $1.1/$1.3. Interesting that in a turning market they raise the asking price.

Gap in the floorplan is a cut out in the house for air flow. You look out one window into another room on the floor with a courtyard in between. Can't really do anything with it because you'd have to access it via the window.

House is a wreck inside. Still set up as a dentist office on the ground floor with a 1 bedroom connected above. Weird bedroom and half-done bath in the basement. Postage stamp outdoor space with no privacy. Needs lots of work but 2 rentals could bring in good income, they are free market.
It is definitely not under contract.

The real estate agents showing this property have no knowledge of Greenpoint. They are probably the biggest stumbling block for the sale of this house. They didn't even know that the house is one block from the highest ranked public school in Brooklyn.

They also don’t know anything about houses… about renovating a townhouse… basic things you should know about townhouses if you are going to sell them.
