Co-op of the Day: 30 Ocean Parkway

We won't be surprised if this two-bedroom at 30 Ocean Parkway in Windsor Terrace gets gobbled up quickly. It's in a charming Art Deco building and there are lots of classic details throughout the apartment. The fact that it's on the top floor and just a couple blocks from Prospect Park also help its cause. It seems to us well priced at $565,000. Are there any negatives here that we're missing? There was an open house yesterday. Anyone go?

I agree with the previous poster -- half a mill is a ton of money to live in an apt on Ocean Parkway.

it just comes down to whether you're cool enough to "get" Windsor Terrace. If so, this will seem like a fair price. If not, well, too bad for you.

Good price for what you get...But...
maintenance is pretty high for the type of buyer in that price range.

We live about 4 blocks down Ocean Pkwy and think the price is a little high. You can get a 2bed 1 bath unrenovated w same details in our building for under $400K and would be within walking distance to a good supermarket and Church Ave shops. Church Ave needs some work but it has all the basics. Anyway, I think for 100K less you can find something just as nice nearby. Plus the G will be at Church Ave station soon.

worth it to note this apt. started at 599K and has seen 2 price drops. It has been listed since beginning of the summer.

It's a really odd location. Difficult to picture that exact building, even though I used to live a few blocks from there. It's right on Ocean Parkway and the start of the Prospect Expressway (which is where everyone from south Brooklyn goes to get into the Brooklyn Battery Tunnel) and the edge of the park: there is a lot of traffic down there, I would assume there would be asthma concerns, for a small family. Also, there are no stores around there. It's kind of a hike to anything.

Also, the F train is right there, but it's a really strange station, kind of hard to get there from certain corners of the intersection... Can't picture how you would get there from the building in question...

Other than that, yeah, it's cute.

Man, if this is a bargain, things are even worse than I'd imagined. First of all, I think saying the 2nd bedroom is "medium sized" is a stretch, the kitchen is crap in my opinion, and it's not is a primo location. Also, the maintenance is no bargain. Did I mention I don't think it's in a good school district. Is Brownstoner high or am I even more screwed than I thought I was?

It's located on the part of OP that swings due east-specifically, on the NORTH side of OP, between East 7th & Sherman Streets (right near the big overpass by Park Circle).

This is not Windsor Terrace. Windsor Terrace ends at the end of PPSW. Sorry Warren Lewis, nice try.

according to village voice this still makes it b/c caton ave is te southern border

Boundaries: Only nine blocks wide, the area has borders at Prospect Park West to the north, Caton Avenue to the south, McDonald Avenue to the west, and Prospect Park Southwest to the east.

The VV is wrong...if you aren't between the park and the cemetary..you aren't in Windsor Terrace.

Kensington is a perfectly nice area, I dont see why brokers can't use the real name of the nabe.

I know-it's sort of in a "limbo zone". It was only after years of bike riding that I found out that turn in Ocean Parkway was still Ocean Parkway! Considering it's a feeder for the expressway, that's ALL I thought it was-until I happened to look up at a street sign one day & was shocked to see it read OP!. This could only mean one thing, folks: Time for [yet another] contrived neighborhood name! Let's see now. . . .hmm. . .this is a tough one. . .oh I know! How 'bout "OPTICS" (Ocean Parkway Turns Into Circle South). And why not? It's hard to see what area you're actually in!!! Oh well. . .I tried. . .

This is totally in Windsor Terrace, albeit right at the bottom. whoever disagrees needs to buy a Hagstrom Five borough Atlas.

Kensington begins SOUTH of Ft. Hamilton Parkway, which runs kind of east/west here all the way to Park Circle at PPSW. In fact, Ft Ham Pkwy and Ocean Pkway are one and the same for this brief stretch...

30 Ocean is north of Ft. Ham Parkway, so it's in Windsor Terrace.

This place has been on the market awhile.... post on it here from kensington brooklyn although it is in fact wt. Kensington starts at Caton

and who ever wrote this is not a good school district... you're wrong. all things considered its great. ps130, ps230 and the other one up WT are all well respected although maybe not by ps321 standards.

Seems overpriced to me--- whether it is technically in WT or kensington is irrevelant- as its only by the F train, hard to drive to, and not in the heart of either of those neighborhoods. i'd rather spend 350-400 and get a true 2 bedroom in ditmas park anyway! ocean parkway is noisy, and the view into the prospect is not ideal...

this IS windsor terrace two blocks from the ft hamilton f train and the park...it is on the service road to the prosepct expressway aka ocean parkway. This is on the park side of op not the caton ave side . I know the building well and it is very nice but it is still overprice - my sister just got a 1 bed coop around the corner for 220k. (granted she stole the place)

No pets allowed in the building is a negative. Very high maintenance too. Otherwise, it's a lovely WT bldg, close to the park.

I checked out an apartment there last winter. The noise from OP is pretty bad since it's the part that is below ground. The apartments are poorly laid out as well. I building itself is beautiful though. It's kind of like the Co-op in Ditmas Park West at the corner of Westminster and newkirk. Only those apartments are huge.

I went to see this apartment on Sunday (Open House). The building is in great shape, new looking elevators. The apartment was nice, but not worth $565,000 (with maintenance of over 800/mo). Location: I believe the other posters said it all.

Fffff. We sold our 2BR 1BA co-op on a super prime, North Park Slope block 10 months ago for $565,000. Windsor Terrace is a cute neighborhood but it is NOT Park Slope. This is a nice prewar apartment, I love those prewar layouts so much more than the long narrow railroad Park Slope co-op layout, but you know the saying very well, location location....
