Co-op of the Day: 92 Prospect Park West

92ppwint.jpgIt'll be interesting to see how this two-bedroom on Prospect Park West at 5th Street fares on the market. It's obviously a great location and a very attractive building from the outside. The sponsor just renovated the apartment, too, but it looks fairly generic and that second bedroom's pretty tight. Given that this place can't be much bigger than about 600 or 650 square feet, the asking price of $699,000 is north of $1,000 a foot. (The maintenance is $585.) What do you think it'll sell for?

corcoran has one at 119 PPW that is a much better apartment for 799, assuming they're both walk-ups.

No way, not when you could have gotten that $899k Heights co-op with 3 bedrooms for $560/sqft (assuming the footage is 1600, as posted in the comments).

i highly doubt the bh place is 1600 square feet. another poster said 1000 tops.

you pay for ppw. a smaller, less desirable apt. on central park west is going to cost more than a slighly nicer one on columbus avenue.

nature of the beast.

i'd personally much rather be in park slope than in bh anyway.

i had checked out the 33 willow street apartment.
it is approx 1000sf, but it has a lousy layout, with all rooms opening onto the living room. calling it a three bedroom is a stretch, unless one of your kids stays tiny.

the condition of the common entry and hall was grungy, but even at 866/sf, i'd agree with 1:00pm that it's a better financial deal.

I think that price is nutso.

Brooklyn properties has a much nicer pre-war 2bedder, much MUCH larger, also on PPW, in a super building, for only $150k more.

i believe this apt. is closer to 700, perhaps even 750 square feet.

and it's in ps. 321.

and the maintenance is quite reasonable for a pristine building on ppw.

Btw, for some people 150K more is not exactly chump change.

sorry, no way that this is 600-650 sq ft. Has to be much more (if you want to compare apples to apples).
It maybe 600-650 sq ft inside usuable sq ft.... but that is not how real estate is measured (anywhere).
You measure from outside(exterior) and in coops is also going to include certain part of public hallway on at least the floor you are on.

funny you should mention this property as a week and a half ago, my family and I sat across the street on a park bench observing that it looked abandoned. Quite a few passerbys noticed the broken windows on the top floor,etc.Several of us ventured across the street to inquire as to its availability but noone was there that Saturday. Now to see what it is selling for....only one thing i can say....nevermind.......

the kitchen sink is an undermounted stainless steel sink with a nice faucet and black granite countertops.

2 bedrooms (one 9x12 the othere 13x12) in an elevator building, new kitchen/bathroom, views of the city, on the park, pets allowed, mnt around 800. what would you say it could go for?

i've seen other 2 bedrooms in the same area go for over 700..i think 699 sounds low with the exception of the walk-up situation. to the person above, if this is in park slope (I assume it is based on you comment being on the park, i would think you could get in the 750 range if everything is done nicely...

Also watched the t.v.that was on on the ground floor of the house next to it. I am not a broker...and i am not lying moron. Where you home around 7:30 pm? If so you would have seen 4 adults and a beautiful baby sitting directly across from the house moron for hours, enjoying the evening before returning to our 4 family brownstone in Clinton Hill.

you guys are nasty. cosmetics can be changed but overall the layout looks pleasant. the folks checking out the building have a legit gripe if they see a poorly kept building...it's usually indicative many many things so if you don't like what you see, stay clear. but no reason for everyone to start cursing at each other and pointing fingers or assuming someone is a broker becaue they did their homework and are knowledgable. grow up

I love this site, but recently many threads have deteriorated into nasty put downs. I suspect it is because of people with commercial interests (brokers, etc) or just an axe to grind of some sort, but it is making reading a posting less than fun. Hope something can be done about it.

i agree. when you read the nasty comments it takes away from what can be a great conversation on the site. i'm not sure why people "go there" maybe it's a release for them to hide behind a blog and be nasty when in reality they try to be really sweet and smile in your face but are really nasty behind your back...seen that before!

perhaps it gets nasty because the basic premise of the blog is to post about historic homes which people including the blogger tear apart for not having enough period details or ripping to shreds any new development that isn't littered with ornamental cornices.

that, and the fact that nearly everything on here is about million plus homes, and people talk about them as if they're being bought and sold for 10 bucks. for most of the last century, brooklyn was about working class neighborhoods and now it's turned into the greenwich of nyc.

it's bound to get a little controversial. don't ya think?

To clarify, and get back to the subject of real estate... this is not the same building as Sally is referring to. There is huge, corner building on PPW that totally looks abandoned from the outside. It is the same architectual design as the one in this listing but this is not it. They are both between 3rd and 12th but I can't remeber where, exactly. They are within a few blocks of each other.

This is a nice looking place, but the prices are beyond crazy these days. At the end of the day though, it will sell for very close to ask

I think it will sell for whatever the market allows.

Meanwhile, this is one of those classic, idiotic, lukewarm, mediocre "Brownstoner" questions that have made this site the sleeper that it is. Why the webmaster chooses to post this kind of crap is totally beyond me, especially with all the cutting edge potential this site has shown over the years.

Meanwhile, yes, let's hypothesize about what this building will sell for. In fact, doing so is about as interesting as your average conversations among a couple of uneducated, unemployed middle-aged men sitting on a stoop with toothpicks hanging out of their mouths, scratching their buttcracks and crotches.

I saw a building on ppw and 5 st, a corner building. I thought the same as Sally, that it was abandoned or on the market. She might be referring to that.

I saw this place, and it was a big dud. Shoddy renovation aside, it's in the back of the building and faces the light well. The bathrooms look like something out of a Maxim spread.
