By the way, 228 8th street was the topic of MUCH heated discussion back in the fall where a number of people were insisting that it wouldn't go "a dime" over $750K or so.

Could that listing be correct that it is 1800 squ feet and 5 bedrooms!!! Is there a typo somewhere?

I saw the 8th Street house, and in fact watched its renovation since it's a block away from me. There are 5 "bedrooms" of sorts. The garden floor is divided into 3 rooms, two of which could be bedrooms and the middle room is more of a den-like thing. Upstairs, there are two more bedrooms. They are small rooms - no bigger than 12 by 12 at most. I did not like the kitchen at all. for that price, i'd have gladly paid for a nice 3 bedroom apt closer to the park.

8th St pretty bullish indeed. Personally, I think it is a particularly undesirable block in PS.

sometimes I react to the recently sold thinking great deal, other times rip-off. both of these seem like rip-offs to me.

I was shocked at the 8th Street price. On the other hand, I have a slightly bigger house on another PS block the same distance from the park, so bwahahahahahahaha.

if anyone actually thought that 8th street was going to sell for less than 750K, they really don't know much about real estate at all.
2 bedrooms in the slope are selling for 750K. and more.

the roebling building is a mess. i was in contract, brought in an engineer (which upset the broker), and realized that very little matched the offering plan. dropped out of contract. i have the engineer's report (costing me about 2K) if anyone wants it....

I agree with 10:30, 10:38 & 10:42. Greater fools still lurk. Sometimes buyers are just filthy rich and can afford to "overpay" but such people would not live that close to 4th Ave. It's three stories and not even a bonafide brownstone. DISCONNECT.

Show me a bonafide brownstone for $1.175M, and I will show you a bonafide brownstone that is not in Park Slope closer to the park than this house.
Also, I'm not sure what distinguishes a "greater fool" from someone who "overpays" for a more expensive house. Overpaying is overpaying.

I saw 228 8th st. It's been on the market quite a while. I'm shocked it sold. Everyone has their own taste.

Interesting 01.29pm. What were the major concerns and what was the date of the report? Would the certificate of occupancy not cover any problems?

Roebling street is clearly not a new building - this was a gut reno of an old warehouse/loft.

reagrding roebling. the concerns were as follows: no water pumps as mentioned in the offering plan (higher floors will not have adequate water pressure - no water when other floors are using water) . wrong electrical service (not enough when a/c dishwasher and microwave are running). wrong appliances (hood missing). underpowered a/c units. wrong water supply entering the building. the list goes on and on. the report was from fall of 2006.
