First Rejection by DOB of Minerva II Plans

Remember on Monday how no one could figure out how 11 townhouses could possible fit on the Minerva lot at 614 7th Avenue without violating zoning codes? Well, neither could DOB apparently, as it disapproved plans for one of the houses yesterday. Presumbably there are more rejections to follow.

It was only on a recent tour of Green-Wood that I stood at Minerva for the first time and saw the famous "eye-match" to Miss Liberty out in the harbor. Any builder cretinous enough to block that view should be tied to the roof of his condo to be pecked slowly to death by hungry starlings.

We know the "normal" review process may have several disapprovals on potentially all 11 properties as they iron out all the specifics.

We do hope one of the BASIC disapprovals on ALL 11 will be their funkiness, whether 20-25 ft with little to no rear yard or the remaining 7 houses at 14 ft wide.

And of course, curb cuts galore.

DOB disapprovals are routine and in fact expected. The do not offer significant insight on a project.

Is there some kind of zoning overlay on 6th Avenue that allows full use of the lot? Maybe it extends for 100 feet from the corner? By the way just because this building may be on the DoBs radar don't expect any special treatment from the folks doing the plan reveiws, especially if this is another self certified job.

No commercial overlay. Full on R6B. They "may" be able to go 80% lot coverage depending on how the have filed the 11 properties...and if DOB permits it.

No self cert job, thank God.

Had enough of that BS with the last architect...

Let me guess 50 feet plus a stair bulkhead, yep, that will block the view all right.

Too bad the original design which preserved the view wasn't built.

All 11 properties have had their initial disapproval as of 6/29/07. Surprised? No.
