Development Watch: 238 Smith Street

While controversy rages at Smith Street and 2nd Place over a proposed Scarano development, another developer is banging his head against the wall trying to get his plans approved for a four-story, 20,000-square-foot building at the corner of Douglass Street. If all goes as planned, the former restaurant site will ultimately house 12 residential units. The architects, Grasso Menziuso Architects, have a bare-bones site so no renderings are available. Any seen or heard anything more about this one?

I've been wondering about this site for months. In addition to a restaurant, this site had some pretty decrepit garage-like structures on it if I recall correctly.
Hoping for a rendering soon.

Work at this site has been proceeding in fits and starts for years. It took some time to eliminate the tenants, and then it sat vacant, then demolition started and stopped and resumed again. The developer may be having difficulty gaining MTA approval for a project that will essentially be built over the subway. Or, he has no idea what he is doing.

does anyone know what's going on across from LIU near Applebee's? i know that's not the project above, but am so curious to see development near flatbush extension.

Other ones they have done seem fine.
Maybe some of it has to do with the developer - how nice or upscale they want to be?
Yes, this is moving very very slowly.
Hope improves the look of Smith st. (which I still find pretty depressing - and this is not putdown on someone else's 'hood because it has been mine for 30 years).

Ft. Greener -- Are you talking about the proposed teardown of the Albee Square Mall? I think that's supposed to be a Hilton or something.

I believe this firm is known for doing really boring stuff. What they built in Williamsburg is pretty much what they do. Not quite Fedders but pretty damn close.

This was not just "a resturant site"; who told you that? Would anyone reading this care to tell all of us gathered the range of businesses that ** did ** occupy this parcel or-- drumroll-- is it only the new $$$ yuppies who come here & we ALL know how fucking blinked ya'll are.
Hint: Smith St was a VERY-- repeat VERY-- fucking Puerto Rican strip until even 5-6 years ago, tho' the decline & displacement began in earnest 7-8 years ago. Just because you don't "care" does not mean it was not TRUE.

I dunno troof but I think I remember the bike shop on that corner. The bike shop sold drugs as I remember, but maybe my memory is off. I think they fixed my bike a couple times too.
