Development Watch: 240 Atlantic Avenue

The first stage of work that's underway at 240 Atlantic Avenue is not trivial: It involves the removal of five 4,000-gallon underground gas tanks. When that's done, the developer wants to build a five-story, 14-unit residential building. The only problem is that his plans have yet to meet with the approval of the Department of Buildings. We're curious why this is only a five-story building. Surely you can build higher than that on Atlantic Avenue, no? GMAP P*Shark DOB

I do think there is a height limit on Atlantic Avenue....
but there is more to this than that one application it seems.
The entire lot is much too large to build a 14 unit bldg. I think this application was for building on Pacific St. side of lot (maybe they are dividing the parcel?)
They spent almost $10M for the property - and they didn't to do that to build 14 units.

Since Atlantic Avenue is zoned R6A, it does have fixed height limits, while Pacific Street is in an R6 district, where building height is set by that incomprehensible (to me) 'height factor' calculation. This can lead to buildings that are shorter on the four-lane avenue and taller on the one-way street.

Now that I have looked thru ACRIS.. they did apply(approved?) dividing into 2 tax parcels. Very funny configuration/shape. Someone who knows zoning and such would have to look and figure out why's.
So this application is probably for the Pacific street lot. Atlantic will probably be much bigger.

everyone can drop $700,000+ for a condo to hear the wonderful roar of cars speeding down Boreum Place and 18 wheelers rumbling down Atlantic Avenue all night long (ah boerum hill)...its about time that the police start enforcing the speed limits in the area...Atlantic Ave has turned into a drag strip at certain hours...its a matter of time before some mother and child in a stroller are mowed down

Whatever it is, it's bound to be a vast improvement over the gas station.

Atlantic when traffic, thank goodness,
was at a crawl.

That Pacific St. lot looks like it might continue to be used as a parking lot at least for a little while with the entrance on Pacific instead of the old one through the gas station. They repainted the curb cut into Pacific street itself and have left the black top intact.
