Co-op of the Day: 21 South Portland (Revisited)

When the owners of this parlor floor co-op on much-lauded South Portland Avenue in Fort Greene had it listed last Fall for $829,000, a bidding war broke out but the owners ultimately had to not sell it when they themselves were outbid on the house they were trying to buy nearby. Now it's nine months later, and, with the help of new-kid-on-the-block House By We (brainchild of Bed-Stuy-living, Brownstoner-reading, Wooster-Group-acting Ari Fliakos and his wife), the 1,175-square-foot two-bedroom is back on the market for $948,000. Will they get it? Probably, given the location, the unusually large size and the original details. (We know that kitchen ain't for everyone but we think there's something endearing about it.) Have there been any other parlor floor sales in the immediate area recently?

No chance.
It is a nice block, but not so nice that people are going to spend 1MM on a walk-up condo, esp considering that there will be thousands and thousands of nicer condos with more light coming soon at a cheaper price.

well, they just paid $1.6 for 2 smaller floors on Grand Avenue...This is good 300 s.f. more than your average floor and in a fantastic location. we could be wrong--the market will decide however.

What's the matter with the kitchen...it's excellent. Very European - looks like a kitchen from the south of France. So much better than the cherry/stainless/granite crap we see. All things that will scream "your house was redone around 2005"...
I hope they get their price.

I'm sure they're FSBO-helpers, non-brokers, non-6%ers.. Altho I can't see what they've added to this listing. I wouldn't want to pay them even 1% (10k!)

i think it's kind of a good idea and I'M NOT CONNECTED WITH THE COMPANY in case anyone is wondering. but then again, interms of the company's services to buyers, isn't this what a buyer's agent would do.

I'm sorry, but I went to the open house for this place last weekend and there was no second bedroom, just one small bedroom tacked on to the back of the building.
Are they counting the living room as a bedroom?

I’m buying on MacDonough between Tomkins and Throop and that block is pretty green also. The people I am buying from told me that that block was greener a few years back but the city had to cut some trees down. I really wish that the city could have replaced these trees… Home owner blocks are always beautiful in any part of the city.

housebywe must be licensed by the state. Otherwise if they accept more than $25 they are in violation of NYS' real property law. Sounds fishy to me though that their website doesn't disclose that they are a licensed brokerage agency. Hello Andrew Cuomo anybody? Or maybe they just forgot to dislose their agency on the website. A little odd.

in the "buy" and "sell" sections of the site (very nice site i might add), they are identified clearly as a licensed real estate broker. scroll down. looks like they help peeps "buy", "sell" and "renovate". smart.

b/c the whole house would cost 2.5 to 3 times as much? compare this to what you get in say Forte condos nearby for the same price and it doesnt look too bad, especially for someone who wants to live in a brownstone next to the park on a great block

I wish them luck finding a buyer who doesn't have to, or want to, pay any attention to comps. You are looking for an all cash buyer who doesn't need a bank to do an appraisal for financing to get approved.

The price is right for 1175 sq feet. They will get it considering the details and sq. footage.

I love Fort Greene, but think this is a lot of money and the maintenance certainly seems high as well. Almost $1000/month and no way to offset it with the rent of part of the house.
Very very very glad I'm in Bed-Stuy and bought a whole house for less on a beautiful block and have renters to offset the expenses. Not nearly as many amenities, but we sure save money eating at home!

Seems fishy to me that the person whose name is in the NY Times ad doesn't disclose that he is working for a licensed real estate broker or is the owner/broker. Is he working against the agency, or is the owner having to do the advertising instead of the agency, or is the agency choosing to avoid NY State laws here and disclose that they are a licensed brokerage.

I am the poster at 9:42 (not at 8:27) and not that it's ANY of your business, but just to humour your paranoid little butt, I don't have any relationship with the seller, I was just throwing in my 2 cents, like everyone else.
