Condo of the Day: 457 Prospect Place
This two-bedroom converted condo is in one of the most up-and-coming nabes in Brooklyn. The blocks east of Washington Avenue in Prospect Crown Heights experiencing a serious building boom, with high-end new construction projects like Hello Living spreading like wildfire. Given the proximity to Prospect Heights and Clinton Hill, not to mention Prospect Park, if the real estate market can keep chugging along for another couple of years, this neighborhood will have passed the tipping point. If that happens, $695,000 for a 1,400 square of ground floor space at 457 Prospect Place might look like a decent deal in retrospect. The reno isn't our style but isn't low-end either. It's hard to tell what the overall light and airprobably the key factor in evaluating a ground-floor spaceis like in this place. It hit the market on Friday last month and there was an open house on Saturday. Anyone check it out?

I saw this place a month ago and the big downside is the nearly $800 in common charges and taxes. The roof deck is amazing and the units have good appliances, window in second bedrooms on side of bldg. First floor right has basement, both first floors have small backyards.

Why does the Developer's Group have the most awful site? Is it too much to ask to have a floorplan? Unreal.

Being east of Washington (and south of Atlantic) puts this residence in Crown Heights.

It's true that many people think of Washington as being the eastern border but it seems to make a lot more sense for classon to be the border, as it also serves as the border between Clinton Hill and Bed Stuy. Plus, then real estate developers will have an easier time selling all the new developments between washington and classon ;)

If we want to be consistent, why not just move the Clinton Hill border back to Washington?
I must concede that - rightly or wrongly - neighborhood borders follow the path of gentrification, and separate, if by psychological map alone, the haves from the have nots.

Yes, probably Crown Heights, but still just 6 or so blocks from PP.
I'd wait for the floorplan, but still on the face of it this is half the price of a similar apt. on the UWS or the heart of Park Slope. And the $800 maint. is about 2/3 of Manhattan prices.
regarding the PH/CH question, I think this apt. would appeal of folks priced out of Manhattan but want to stay in the 5 boros, not who really, really want to live in bklyn.

I don't see 1400 sq ft. I see half a floor-plate, which is about 1200, less some kind of common stairs, taking it to just over 1000 sq ft..

I think all the consternation about the eastern border of PH is due to the fact that Washinton runs at a diagnol ("pretty sneaky sis'" to all you Connect Four fans) to the rest of the streets in the area. This means you can live further east when near the park and still be in the bounds of PH, and paradoxically live further west if you are closer to Atlantic but be in Crown Heights. No biggie either way, but I think the diagnol direction of Washington Ave. is why people sometimes seem to get confused or have opinions about it.

If the border of Crown Heights is Washington Avenue, then someone had better tell the city to rename Prospect Heights HS (on corner of Classon), or tell the Prospect Heights Church (corner of Grand) that they have incorrectly named their house of worship, or inform the old synagogue on St. Johns beyond Classon that it never served Prospect Heights since opening in 1929.

I live on this block and it's a really nice street. Went to open house out of curiosity. The 1400 sf unit is actually a duplex consisting of the ground floor and a small cellar (rec room). The 3rd floor units were priced at 545K, and both received offers above asking at the first open house. Although basically the same, the apts greatly vary in price depending on the floor (up to 695K). We moved here last year and I can't believe how quickly the neighborhood is changing.

The taxes are really high for some reason. Something like $450 a month.

They are applying for a tax abatement and that would put the taxes at $121 a month ... they have also had a price drop since the last couple of open houses.

In fact, I did a quick search for Prospect Heights High School, and insideschools.org indicates that the school is indeed in Crown Heights: http://www.insideschools.org/fs/school_profile.php?id=1028.

seems high-priced to me for a pretty rough neighborhood. take a look at the crime maps for brooklyn. this is still not a particularly safe hood.

Prospect Heights begins at Classon. This has been accepted WAY before Brownstoner, Speculators, and the Corcoran Group.
No, I don't live in this area trying to get PH dap. I'm just a long time (my whole life) Brooklyn dude.

Some people on the Brooklynian board are similarly obsessed with that border. If you like where you live, then it shouldn't matter what it's called.
There are people who move to the nabe, only to find out from an internet forum that they actually live in Crown Heights and then they start posting frantically: "why didn't anyone tell me? Now it's too late."
As if a few initials suddenly change their living quarters or their street. I bought an apartment in the St Marks Lofts. I don't care whether it's PH or CH. I'm just happy to move there.

me and my girl friend saw 457 prospect pl it is one of the nicest condos I saw, they got a good designer we might go for it we loved it.

Has anyone seen both this propert and/or 763 Bergen? I am checking 763 out later - these are very different layouts but seem somewhat comparable - so I was wondering if anyone had any thoughts? Thanks!
