A Year and a Half Later, 156 St. James In Contract

Phew! Someone has finally put the listing for 156 St.James Place out of its misery. As you may recall, Number 156 is one of four 12-footers (and by far the dumpiest of the lot) just north of Gates Avenue. This shit sandwich listing started out in early 2006 as an FSBO at $1,300,000. By the spring, the owner had handed it off to Weichert and dropped the price to $950,000. After several more months, the listing was moved to Fillmore where it most recently was priced at $799,000 before going into contract. It's hard to imagine the seller even got that much. Anyone on the block know the contract price?

We looked at one of those houses when it was listed around $500k. My husband, who is 6'3" couldn't stand up on the top floor.

799 sounds about right, even 750. It's a great block and the nearby houses are all redone. For another 100-200K they could get it into shape and have a terrific place to live under 1MM. That's quite a feat in this market. People are scraping the bottom of the barrel to stay in the neighborhood. Sometimes that means making BIG compromises for location.
We were in basically the same situation three years ago and it worked out great. Our house is far from perfect, but at our price point, we would have been in Bushwick. I think it was well worth it.

I've seen some strange reno's in my time, but did someone actually split a 25 footer down the middle to make two houses? Was it a War of the Roses kind of deal? And if so, who won the stair rails?

Glad it sold. I guess it is more productive than living on the computer. :)

does anyone know the history of these houses? why do they look like that as opposed to brownstones? were they altered in any way before this area became a landmarked area? etc.
