For the record, I looked at this apt. this time LAST YEAR. More like 13 mos. on the market.
Multiple bids and it came in at $1.00 over ask? Cute.

$1000 over ask, but the point stands.

How can you be sure it is the same apartment? And that is $1000, not a buck....

Obviuosly, the other bids were under asking.
If it spent a year on the market, I'd say that was time worth waiting if they got their asking.

Waiting an entire year to get your asking can sometimes be an exercise in foolhardiness, no..?

Oops, typed too quickly without enough coffee in the system, $1K it is.
It's the same apt., I bought two blocks away and the broker kept us very up to date regarding the doings of said apt. The original ask in April/May '06 was 975K.

These have definitely been slow moving, and I wonder if the $800,000 represents a price cut from initital offering--pretty odd to suddenly have "multiple bids" on something that wasn't going anywhere for so long.

How did the apartment look?

Not bad at all really, far better than a lot of pure crap we saw in "prime park slope" for way more $$$. Decent finishes, pretty bathrooms and 16th Street is lovely from 8th all the way down to the park. This bldg. fit in decently with the existing homes on the block. 975K for a two bedroom just wasn't what we wanted to spend. Turned out fine for us though.

$300K for a house on Rugby? Wow. I see that it's small, but what a fab. price.

Oops, didn't see that it was a condo inside the house!! My mistake.

Folks did anyone read the write up, it's says to rent till conversion is complete..
"Can rent for $1,400/month until conversion in July 2006"
I am guessing it took a lot longer for the conversion to be done, I have no idea what the conversion process is but if you have to deal with NYC Building Department I am sure a long time...
