Development Watch: 111 Steuben/543 Myrtle

111SteubenSt01.jpg
The new building at the corner of Steuben Street and Myrtle Avenue in Clinton Hill is just a few glass panels short of having its entire skin. From the looks of it, they're just starting to frame out the walls on the inside so occupancy's still several months off. When it's done, though, the Gary Shoemaker-designed condominium will contain 35 market-rate one- and two-bedroom apartments plus 7,000 square feet of ground-floor retail. Given all the flap over the lack of affordable housing at 163 Washington, it's interesting that there hasn't been a peep about this building. Could it be that it's not going to ruin the sunlight in anyone's backyard?

wow, a low blow from Brownstoner, never thought i'd see that!

first of all, this building is outside of the proposed Wallabout landmark area. second of all, this building is not sitting next to the largest collection of 3 story pre-civil war wood-frame houses in NYC, it is at the end of a largely industrial block. third of all, this building has tons of units in it and, lo and behold, it is a mere (and contextual i might add), 5 stories tall, not 17. fourth of all, this building actually fronts myrtle avenue, a busy avenue, and it will provide retail space for the neighborhood.

17 story buildings belong downtown, not in historic low-rise communities.

and as far as affordable units are concerned, i personally would rather this building had some.

wow.... so much for context.

I love modern architecture, but this looks like an office park on the turnpike. Lifeless and sterile.

Buildings like this are the fedders of 2020

Anyone know what retail stores the building will bring, other than Brooklyn Industries?

I am happy this building is here. I am happy to see Myrtle being developed farther out. I am sick of the people on this site who put down every new building. I think it looks good on Myrtle and am glad it's not a crappy fedders type building. I welcome more development in this area on Myrtle in Clinton Hill and Bed Stuy. I hope it brings more people to the area. AND buying in this location is more affordable than most other buildings, even if it's not cheap. Great area to invest in.

Its not my favorite design but it will be a good addition to the area. Especially the retail.

Posted by: Anonymous at May 30, 2007 12:43 PM

I am moving to the area and I am hoping that the retail will be either a good grocer, like a Whole Foods, or a fitness center. My only issue in moving to Myrtle over there is that the gyms are all a hike from there. PLEASE somebody put a gym in that area! If anyone knows what retail is planned, please post it.

Don't worry - the realtors who sell it will rumor that there will be a whole foods, equinox, and watertaxi stop coming to the building. Also, they've heard that there's plans to open a W hotel on Ryerson and Park.

12:52 what is the point of that comment? Is it just to make an insult? How is that helpful?

Posted by: anon at May 30, 2007 12:59 PM

I hope Planet Pleasure will reopen here.

12:52, it's okay ... I got it

Posted by: LOL at May 30, 2007 1:07 PM

Yeah I got it too LOL, but I still ask what is the point of that. How about a conversation without the sarcasm.

All new buildings suck. I love vacant lots. Landmark everything. Buck Fush! Free Mumia!

Posted by: Anonymous at May 30, 2007 1:29 PM

1:19 OK. No more jokey, jokey. Just serious serious whiney whiney.

The building will suck. Just look at it. It looks like a half-height DSW in a strip mall. There won't be any good retail. The apartments will be priced higher than what you thought would be a fair price for the finishes, location and ceiling height. People will still buy them.

Looks like an office. Whole foods is not opening another store until after The Gowanus store.

You are so right it looks like an office or maybe a hotel. Why don't they build some decent looking buildings? BK has so much beautiful old architecture but most of the new buildings stink. Why don't they take some inspiration from the original Victorian architecture? What have we done to deserve this?

Can't wait till the people living there start selling ad space in their windows.

4:16 We are no longer in the Victorian Age. Castles are cool. Why don't we build castles? When I castles in Scottland they were amazing. We are now. I am not saying that this building is inspiring, but it uses our current day materials in a practical and, to me, pleasing manner.

to 12:48 - the gym at Pratt is only a couple of blocks away

Posted by: anon at May 31, 2007 2:40 PM

There's no uproar about this building b/c as the first poster said, it's 5 stories, not 17.

While a glass box isn't a preferred design for a new building, that stretch of Myrtle badly needs buildings that aren't crumbling 19th century warehouses. As a nearby resident, I'm fine with it.
