Co-op of the Day: Price Cut at 9 PPW

It was less than three weeks ago that we were all oohing and ahing about the prewar penthouse at 9 Prospect Park West that had gone into contract for more than $3 million. Well, about that time, another smaller (though still pretty regal) apartment in the building hit the market at $1,850,000; yesterday it was reduced to $1,695,000. Like its larger upstairs neighbor, the 1,800-square-foot classic six is a beaut. The third bedroom is somewhat awkwardly wedged in between the kitchen and dining room, but besides that there's not much to criticize. Judging from the view of the park, we're guessing this is on the third or fourth floor. Think this will sell at the new price?

this place does nothing for me. it's a very awkward layout (bathrooms only accessible through bedrooms, isolated kitchen) and has pretty much zero personality. for that much money, i'd want more a bit more... special.

Actually the larger bathroom is on the hall, not through a bedroom.

I would make the kitchen and bedroom #3 a big eat-in kitchen and then convert the dining room into a bedroom with a door off the bedroom hall. Better flow.

Given it is a co-op with stricter financial barriers to entry than a condo, and 1900+ a month in maint, it is unsurprising that they are not being knocked over by the rush. The floorplan makes it look like a maze as well!

1:10, i was thinking the exact same thing.

my aunt is looking for a place just like this, but i found out the building doesn't allow dogs, so it's a no-go.

anyone know of similar apts overlooking the park? seems like they don't come to market that often, and i think it will sell at the newer price

have your aunt check out the richard meier building (on prospect park) across from this.

a little more expensive, no doubt, but she'll be neighbors with beyonce.

1:17, there were a number of places for sale on PPW during the winter (though in smaller, non-doorman buildings). don't know if it was just some fluke and now there will be a dry spell.

opening up the kitchen/bedroom/dining room is a great idea, but when it's all done you've spent close to 2mil total for the apartment & for that money you could get a pretty nice one-family house.

I was always under the impression that small bedrooms next to kitchens were originally built as maids rooms (b/c live in maids used to be a lot more common). You see ALOT of apartments in buildings like this and other higher scale construction from 40+ years ago with layouts like this. Can anyone confirm or refute my impression? b/c if they weren't designed to be maids rooms why the trend to bedrooms next to kitchens?

people don't move into a 1.5 million place vs a 2 million because if they only spent a little more they could have a one family house.

people buy in buildings like this because they DON'T WANT a house. i know thats hard for some of you to believe. they want a doorman, neighbors, and things taken care of.

just because you want something does not mean everyone else does

I have a open kitchen with a big dining table and don't have a formal dining room. Our kitchen is everybody's favorite place now. When guests come, I can talk while cooking or watch my kid doing homework. Also, it's easier to ask my husband to cut onions. In this layout, I'd feel like I'm a maid or slave. Oh wait a minute, if I have any maids who cooks for us, I'd prefer this.

1:29, your impression is correct. for example, turner towers original floor plans all show a "maids" room off the kitchen in the larger apartments.

I agree with 1:33. a lot of people do not like rowhouse living. They prefer the services in a coop as well as the more convenient layout: no stairs between the kitchen and parlor or between you and the kids' rooms. Rowhouses are all about stairs, fine as long as your knees hold up over time.
This is a lovely apartment, the maid's room can be joined with the kitchen or it can be a separate laundry/utility room. The views are just above tree top height, beautiful.

ALTHOUGH BROKERS LIKE TO JUMP FOR JOY WHEN AN APT. GOES INTO CONTRACT, I WOULD TELL YOU THAT MANY THINGS HAPPEN BEFORE A CLOSING. IT ISN'T A DEAL TILL THE CLOSING.
FIRST, THE PROPERTY HAS TO APPRAISE,ETC.
I AM HAPPY FOR EVERYONE IN THE INDUSTRY
THAT THE PROP WENT TO CONTRACT AT THAT PRICE...
