Condo of the Day: 154 Broadway

After seven weeks on the market, the 1,280-square-foot loft at 154 Broadway in Williamsburg has lowered its ambitions with a price cut from $875,000 to $799,000. From where we sit, this now looks pretty attractively priced at about $625 a foot. What's more, we like the minimalist finishes more than in most new developments. We're not sure what's been holding holding this place back: Could it be the second-floor location (above what we believe is a cigar bar)? Could it be the small number of units in the building? The 10-minute walk to the L train? Dunno. There was an open house on Sunday. Anyone check it out?

I was walking by the just yesterday - the cigar bar is a few doors down (next to Luger); it looks as though the ground floor is an apartment - it has blinds up and all. Which is too bad, since that stretch of Broadway really needs more and better retail.

As for the unit itself, it seems pretty nice, though the lack of bedroom (or walls) would mean that most folks would have to do more build out.

It's only $625/sf if you include the outdoor space.

Based on the floor plan, the space is approx. 800 sf with a 400 sf terrace. So the price is more like $1000/sq. ft...seems like a lot of money for what you get. Is the terrace really worth a $375/sf premium??

still, the finishes are much nicer than what's out there...

I would think you would take the JMZ from there, not the L. At least you could get on the JMZ.

it's annoying when (as here) brokers include terrace space in the listed square footage, especially when the terrace makes up such a large portion of the quoted total.

Our bad, didn't catch that outdoor space fudging...That obviously changes the whole analysis.

the out door space is not included in the sq. ft.

I live a few buildings down and saw these apts a few months ago before they went on the market - they are HUGE - but no walls

Kitchen Aid stainless is nice, but not top-o-the-line. The lack of a bedroom seems the bigger problemo. And since you have to have windows to legally declare a room a bedroom, building one out would screw up your light in the rest of the space. I think I will not buy it, that' what I think.

southsider, according to the floorplan the interior space is 24x36, which works out to 864sf. even if you count the "storage unit" (which you shouldn't), the total is still less than 1,000sf.

I would not want to live here -- bad air quality. There's a ton of traffic on the Wmsbrg.

However, a v. quick trip to Manhattan over the bridge and yes the J/M/Z is the nearest train, just a few blocks.

nobody nowhere measures interior for sq. footage. So get over it. Always measure exterior dimensions of building.
This goes also for single family detached houses in Kalamazoo.
And this is not some realtor scam.
Any towns zoning/building depts do same thing.

There is usually not very much reality to square foot figures. It is best to think of them as "real estate units" raher than anything you can actually measure. In other words, it's usually total bullshit.

This isn't a case of inside/outside dimensions - the unit is 864 sf unless you count the terrace. Only by counting the terrace is it 1280 sf - thus inflating the sf by one third. In Kalamazoo, this would be the equivalent of including the back yard in the measurement.

Awww, I am grateful to Farrah Javadpour for a good laugh, after a tough day. I actually mean it, it was fun.

This condo is designed for one particular kind of buyer and that's a 22 year old trust fund baby art major keeping it real in Williamsburg, who thinks it's cool and sexy to have his/her bed all big and showy in the middle of the apartment and used as a lounge for parties. Or I guess someone could build a loft bed, too. Out of nostalgia for dorm room lifestyle.

It just doesn't seem made for a grownup that's all.

Other developments on the south side, have more services and better fixtures and amenities. Basically, this was an old walk-up gut-renovated to "lofts." I think its overpriced.

Bldg dimensions are listed as 25' x 45'. So your accusations of gross exagerations are off-base.

there are plenty of ways to build out a bedroom in the "living room" space without losing the light. you just have to be creative and have money.

my understanding is the sf is from exterior wall to exterior wall and it is approximate. Not a Bible. Outdoor space is not in that calculation. Basically you either like the space that is there or not. The broker said the developer wanted to attract creative people and that is why the walls were not added. Apparantly the developer would help with that cost, if someone wanted it. This way whoever buys it can do what they want.Imagine that. The spaces ARE huge and are like nothing else I have seen over there. Most seem like boxes and have slick facades (as opposed to the original like this one). I am considering one of the middle apartments AND the designer Farrah will help me sort out the space planning if I want - for free.
