Williamsburg's Broadway Ready for Retail?

With the opening of Schaefer Landing on Kent Avenue and a couple other new developments on the south side of the street, the block of Broadway between Wythe and Kent may actually be at the point where it can support more than a watering hole or two. At least one person believes it can: At 25 Broadway, renovations are underway on a new space that will house a pilates studio in the rear and a tea room up in front. Up the street, the retail space at 35 Broadway is also getting a makeover, as documented on the jump. Anyone know what this space will be?
