Four-Play on Washington Avenue

We have a thing for these four two-story buildings at the end of Washington Avenue right before it dead-ends into Flushing Avenue. (Pretty sure the address is 38-44 Washington.) Of course, not so much of a thing that we'd consider paying anywhere close to the $6.5 million asking price. But still, these are beautiful and, given the area (a mix of older commercial buildings across from the Navy Yard), would be a base upon which to build a very modern addition. That price is about double what I would expect for that area.

seems overpriced for area
sandwiched between Reign and Navy Yard Cocktail Lounge and you get the smells of the produce warehouse accross the street

given the M1-2 zoning I don't see tremendous upside and little additional FAR. Brownstoner: Air Rights? I actually believe it is overbuilt. I believe the lovely Cocktail Lounge is part of this package since they are all located on one tax lot.
It's worth 1.9M and one could spec. slightly over 2M.
