Could that be correct that a 17-footer went for more than $100,000 over asking, at nearly 2.5 million? Does anyone know this house? I'm thinking it must have been in pristine condition to go for so much.

if we are to go by today's "just sold in brooklyn" i'd have to say that brooklyn real estate is still doing quite well.

all three went for ask or above ask and two of the three sold in less than a month.

yeah, wow. One week on the market? $130,000 over asking? Was there a bidding war? Is this house locted over an oil field?

Nope, Cobble Hill house is on Kane btwn Court and Clinton, right across from oldest Synagogue in Brooklyn, and a block and a half away from a 22 foot wide house I paid more than $2,000,000 less for 10 years ago! Go Brooklyn

Kane st house was nice, but not a new renovation. starnge layout too. the parlor floor had a bedroom and very small (8'x8') sitting room and the 3rd floor was half master bedroom and half living room. but it's a one family and there are rarely any one families in cobble hill so it's no surprise there was a bidding war. the inventory is just so low, and when this went on the market in the fall the only other houses in the neighborhood were 4 families that need gut jobs, some for much more than this.

Brooklyn real estate might be doing quite well, but I hope you realize that the info the realtors give to the NY Post is only going to reflect positvely on the market. They aren't about to give info out about a sale that took a year and sold 20% below asking.

BrownHarrisStevens has another one for sale - similar to Kane in size(width), single family a block north on Baltic St. at $2.8. So doesn't seem so high even if needs a little.
There is so little for sale in that general area - CobbleH, BoerumH, CarrollG.

The PPW apartment was not originally priced at $1.55M, despite what the broker would have you think. It was at $1.625M when I saw it and I vaguely remember it coming on to the market at $1.695M.

halstead has a townhouse on the corner of kane and clinton wich a one car garage for $2.9. from what i've heard is there was a bidding war and it'll go into contract soon at around $3.2. so i'd say 1 fams in cobble hill are a hot ticket right now

Honestly, I never rag on Brownstoner, but he seems to want to find the out of the ordinary sales that make it look like the market is not softening. Then again, maybe that's just wishful thinking...

I saw the 1.55 place on PPW. I felt and heard the F train while I was looking. Good layout but who wants to spend that much and feel the train every 20 minutes?
