House of the Day: 7701 Ridge Boulevard

Lately we've been getting our jollies by playing detective to crack the listing addresses that brokers don't want consumers to know. Sometimes there are good reasons for not disclosing an address (a particularly private seller, for example) but usually there's some kind of protectionism or listing-stealing going on. Not sure what the case is with today's House of the Day, but it took us a good seven or eight minutes using google maps and property shark to determine that this rambling Victorian posted on Craigslist is actually located at 7701 Ridge Boulevard at the corner of 77th Street. Located on a ginormous 75-by-100-foot lot, the 3,500-square-foot house needs TLC but has got plenty of charm. If we had the $1,795,000 to buy this place, we'd start by losing that first-floor brick addition. What do the Bay Ridgies in the crowd think about this price? Feels expensive to us.

You're absolutely right about job one being the removal of that brick and the restoration of the wraparound front porch that this Vic should have. But, then, the inside looks like it's been completely stripped--where are the bouldings, stained glass, mantels, etc.? Too bad.

Oh dear, a kitchen on ever floor. And the picture with the contemporary brick fireplace looks like a wall that was added later, probably to block off the foyer and create a separate apartment. This house needs more than TLC. It's a gut job. And the price tag is too high to be marketed to a young couple who will buy a 3-family and leave it that way so they get rental income from 2 apartments, to pay the mortgage. House is lovely somehow on the outside still, despite the brick which needs to be removed. And restore the original front porch. I never understand that, what's wrong with open porches? Porches are awesome.

Er, "mouldings." Sorry. And man, do I *hate* it when people enclose a front porch. Always looks like shit. Plus, porches are, indeed, awesome--espcially in thunderstorms.

I toured this house back in the late fall. It has been off and on the market and switched ownership a couple of years ago. It is the best location in the neighborhood and the house has tremendous potential but needs a TON of work. Additionally, there are water problems that caused warping in the back bedrooms on the first floor and a very damp basement.

Here is to living in Brooklyn. I have decided to no longer look to purchase rentals only for my family. Good luck to whoever buys this property. $1.7m for a place in Bay Ridge that needs to be gutted, I am sure it is a deal for someone. Not me, I choose not to play this game anymore.

Even I think this place is too far gone.
It is not just a gut, it is a gut, skin, and re-feather. To restore it, the money tap would have to be on "high" here for at least two years. Probably not worth it.
But the price seems good for the lot. A number of new units could be built there. They would sell like hot cakes in this location.

i guess that is just another reason why they call economics the "dismal science" ...

At that price, even in the "best" Bay Ridge location, I believe they are actually selling the lot for development purposes. Such a shame. Brooklyn is losing it's architectural heritage, and neighborhoods are losing their distinctiveness, at an alarming rate.

Isnt' Bay Ridge home to the most expensive homes in NY State, the 30 million dollar mansions and such? If so, this will make a perfect lot for a new megamanse.

Wouldn't Manhattan or the Hamptons be home to the most expensive single-family homes? Doubt much goes for over a million in Bay Ridge, but I could easily be mistaken.

The big houses with the best addresses do sell for a few million in Bay Ridge, 1:30. They just seldom come on the market. But yeah, large townhouses, co-ops and condos in Manhattan, or estates in the Hamptons or Dutchess County would be the most expensive residences in NY State. Bay Ridge has nothing priced close to the aforementioned. Also, the most expensive, high end houses in Bay Ridge are the ones on or near Shore Road on blocks that are only single-family homes. Not on Ridge Blvd with its mix of rental apartment buildings and multi-family houses.

To add to my 9:07 post, Ridge Blvd. has some really nice homes, it's just some blocks are better than others in terms of whether there are still mostly houses on a block or apartment buildings.

TONS of houses in Bay Ridge are over 1M!!! Its hard to find a house that is under $700K.

Anyone know why the price for this is now 1.995? This is very strange how the seller would raise the price 200K.

The house also had a heating oil leak that seeped into the side yard. I think zoning changes prevent Mr. Khalial a speculator cannot build condos at the location. There are a number of nice homes with good details under $1M within a block of it.

This place is 100 different prices...Every broker lists it for something different...Its worth about 1.3...needs to be completely gutted. These brokers are desperate to get a sale to actually make some money. This will never sell for this price.
