House of the Day: 52 Montgomery Place

Is it just our imagination or have there been a number of $3 million-plus houses hitting the market in Park Slope recently. (Just last week we looked at 112 Prospect Park West.) This five-story bay-front house at 52 Montgomery Place just hit the Corcoran site and there's not much to go on yet: There are no photos or floorplans posted and the first showing hasn't happened yet. While we have no reason to doubt the listing's description of "rooms of grand proportions with period details," the air conditioners and the fact that the same person has owned us makes us wonder what kind of shape the interior's in. Then again, after owning the house for three and a half decades, the seller took out a $550,000 mortgage two years ago; perhaps that money went into giving the house a tune up. Anyone been inside in the last couple of years?

I lived next door to this family for the last 5 years. I haven't seen any contractors or demolition debris since they took out the second mortgage, just a new mini van and three dogs…

They will get top dollar for this house. Montgomery is one of the top residential streets in Brooklyn and the house is magnificent.
This is so much more desirable than the Prospect Park West house posted last week, the one with the MD office in the garden level.

Do doesn't necessarily mean someone really used line of credit and spent money or could just have available if needed.

I haven't bought a car in some years, but that mini-van must be totally tricked to the nines! Town & Country on 'roids and rims, no doubt.
Or are those three dogs holding some kind of royal pedigree?

She's probably too tired from writing that incredible and amazing description to check her spelling right? All those abonding details must have worn her out.

Exactly, Anon 12:43, and I'm going to keep speculating about Jackie's life until she backs up her claims of abundant details with photographic proof. She drives a white lexus with gold trim, she lives UES in a high-rise with white carpeting, she's divorced, and she has a yorkie with a cute name.

I know Jackie and she is a great broker and lives in the neighborhood. The house was just listed today (per StreetEasy) so obviously they haven't been able to shoot the interior yet. I'm surprised you didn’t know that. Many listings "go active" with limited photographs and are then updated when the professional crew has a chance to shoot the house.
In addition, what's with all the broker bashing? Stick to comments on the house. I don’t criticize you, bob999, when you fail to wipe my windshield after you've filled up my gas tank. And super-stalker "suzy" ... you are scaring us. We were polite enough not to mention your herpes so please don’t go digging for biographical tidbits on people. "EJ" ... this is your mommy, time to back to the padded room now sweety. Bob999 got you all excited.
Now back to the house. Anyone know the set-up? One family? Three? Any controlled or stabilized tenants? Delivered vacant?

People people, can we get back to the house.
I can't wait to see the interior.. This is considered the best block in Park Slope. I think most of us expect to see nothing less then a great home..
But that is a high price tag....
Looking forward to seeing the photos...
So hope fully Brownstoner will post it up again once the photos are in...
And yes I think we all agree that it is not a great photo of Jackie....

"First showings in the near future" that's what Jacki Lew wrote in her description of the house...ok, let's guess: she's trying to just attract buyers in this price range so she doesn't have to split the desk???? The longer she keeps other brokers at bay, the better shot she has of making a direct deal...figures, typical corcoran.

This is a great house.
But because it is not a wildly overpriced shack, on a decrepit block, in a marginal neighborhood, there seems to be little enthusiasm from my fellow posters.

While I'm double posting, though, I thought I'd ask Serge what makes him so certain that this place is a winner vs. the PPW house? At least there we had some sense of the interior.
All I see here is the facade and box a/c's in the window. Certainly nothing to make pronouncements on.

And, if I may, regarding getting back to the house, well, yeah, that's exactly what I was asking for from the beginning: pictures, floorplans, something to go on besides one exterior look and the claim that details fricking "abound." In the absence of that, a little comedy at Jackie's expense seems perfectly in order. Sorry I said UES when she's a Sloper--my bad. But come on--how close was I with the white Lexus? :) (PS, Anon 5:41: it's spelled "asinine.")

I have been in those rough-stone facade houses on Montgomery. They are huge, beautifully finished, and very comfortable.
The PPW house is part of a row that has seen better days. I used to take my dog to a vet in the basement of one of those houses. Its a workaday feeling there. Not the posh, exclusive feeling in Montgomery Pl. There is no comparison. PPW is great if you are on an upper floor of a doorman apt. house.
But the top of the line houses are on the sidestreets of the park block, or even better, Monty Place.

BTW, my face and body is absolutely COVERED in chancres - it's syphillis, not herpes. i look like a friggin' oompa-loompa, for crying out loud - EVERYBDOY KNOWS ABOUT THE SYPHILLIS.

hah! Finally, some levity. I'm glad we’re all friends again. Busting chops over std insults never gets old.
Anyway, back to being a responsible and constructive Brownstoner member:
$3.7 million is most likely high unless the interior is fantastic.
311 Garfield Place sold for $3.0 a few months ago, at 22x50 a pretty good comp to HOD at 21x45
315 Garfield Place sold for $3.3 a few months ago, although I think this was a double-lot so not a great comp
285 Garfield Place sold for $2.1 a few months ago, although 17x45
Another reason I think it's overpriced is that your backyard will be overshadowed by that big 17 floor apartment building next-door on PPW. Look at the "East" and "West" views on Zillow … that thing blocks a ton of light at certain times of the day. For $3MM+ it would be nice to be on a full townhouse block without a big apt. building hulking over you so people can see into you backyard, etc. Also, for what it's worth (I know, not much), Zillow has it at $2.5MM.
But who knows, it only takes one rich idiot to close a deal.

The house needs a ton of work and is overpriced.. Not as big as a number of its neighbors. Once again Corcoran overprices. It might get $3 mil. but not more. I understand the owners are real slobs..

This is an urban mansion.
I can't believe all the negativity.
Does it have issues? Yes, but it is still
a fantastic property.
This blog tends to build up marginal and decrepit properties and denigrate truly outstanding ones -I recall for example all the negative remarks on 9 Garden Place.
Is it the bottom feeders? Clinton Hill chauvenists? Whatever, it detracts from the usefulness of the blog.
