Co-op of the Day: 128 Willow Street

You can go check out the open house at this Willow Street one-bedroom this weekend...as long as you're not a broker. The location is killer and the fourth-floor apartment has nice prewar details that appear to be in good shape. The kitchen is so-so but the bathroom is a classic. That said this is not a huge place — no place to stash a toddler here. How does the asking price of $468,000 strike you?

Pretty apartment. Can't comment on the price, but does anyone else find 899 a bit high for the common charges?

This price in Brooklyn Heights?
Do they think they are in Fort Greene or something?
No way that location is worth it, gotta be in a more desirable area like Red Hook or Bed Stuy.
Plus it's so close to the BQE and subways run all underneath that area.
I mean, it's OK but it's no Myrtle Avenue.

i LOVE it. looks quite well done, in my opinion.

with some better appliances, i'd be much more into the kitchen.

the bathroom is AMAZING!

Really lovely apartment. Seriously lacking in closet space though, in my opinion. I think the price is quite reasonable.

I also love that style of old New York bathroom with the rounded tub and white tiles. I would replace the sink, though.
The floors in that place are really pretty too.

Lots of bars on the windows. Must be on a low floor. Although it looks like it gets nice light.

Look at the kitchen pic...any guesses what that 'box' opening is under the window?

It's a nice small apartment with a large maintenance. Check the building's financials, some buildings converted in the 80's and after have huge underlying mortgages. Couple this with assessments for repairs to the facade and roof and you're talking hefty carrying costs for one bedroom. Most of the coops in Brooklyn Heights have high maintenances though. It keeps the sale prices down -or it should. The box under the window is for cold storage of vegetables (in the winter) they are ubiquitous in most 1900-1930 NYC apartments.

The box under the window is a left over from the days before refrigeration. Apartments used to have these boxes for cool storage for potatoes, etc.

I hope the comment about the bars on the windows was a joke, right? Anyway, looks like a nice place but considering it's a co-op and has such a high maintenance it should be priced a bit lower. They didn't mention sqft but it doesn't look terribly big.

Look carefully. The window "bars" are the railings on the fire escape, as viewed through the divided light window.

Looks like a real nice place. Price is reasonable and the maintenance is not out of line for the area. I pay a little more for a one bedroom over the Promenade, and that seems to be in the same range as other 1BRs in the neighborhood. Rascal, I see your point about the kitchen wall, but there may be an elevator of stairwell on the other side...

Keep the wall. Counters with seating is hangover from 70's and you, if can be avoided, should never have to see fridge from living room.

I have one of those cold storage boxes under my kitchen window. They have vents to the outside (unless they have been stupidly cemented up like they were in my building).

You wouldn't like most of the condos (including so-called "luxury") going up these days, I assume. They ALL are like this.

I actually think this apartment is underpriced, and will probably generate a bidding war. I went to the open house last weekend, and it was really nice inside. (the current owner has great taste - the pictures don't do it justice).

I looked at an almost identical apartment in this building just about a year ago and they were asking 395, if I remember correctly. The building is great and the apartment is adorable, but it's definitely small -- only one person could comfortably live there.

I live in the building and know the owner has two offers at ask right now.

To Anon 12:34, there are no subways running underneath Willow Street and it's hardly "right by" the BQE. Are you thinking of Willow Place?

On the building financials, it's interesting to get feedback on the maintenance because I've never been sure whether it's high or in line. There's been one assessment since I moved here (in 1999) for the basement storage cages; building's financials are extremely healthy.
