Flattery will get you everywhere! A regular reader sent us the listing for his two-bedroom FSBO in Cobble Hill that went on the market a couple of weeks ago. To stimulate interest, he's already trimmed the asking price from $849,000 to $799,000. Located on Pacific between Henry and Clinton, the 1,000-square-foot apartment was recently renovated and looks to be a nice balance of classic and modern. The $690 monthly maintenance seems very reasonable. There's an open house on Sunday from 1 to 3 pm. Do you think they'll get the new asking price?

i love it. it looks very well done in my opinion.

for what it looks to offer, i think it would go for ask, or slightly above.

I think it will but I'm not sure they are showing it off to best effect. If they cleaned up a bit and shot new pictures with better light and added a floorplan, and paid for a Times ad, they would have sold it already.

just curious... i always thought that "turn-key" meant "furnishings included." But surely that's not what they mean. anyone know the correct definition of the phrase?

The add claims the place is steps from the trains. Steps? If you're Godzilla maybe. Why do FSBO'ers feel like they need to use realtor doublespeak in their ads?

I agree, "steps from" is overstating it, but it isn't too far from the subways listed, unless you're one of those people who drive me crazy as they walk scraping their feet along the ground moving at a snail's pace while everyone else is trying to get to where they are going but can't because you refuse to move... I better calm down, my rant is finished. lol!

they'll get asking, i think. it looks good and in good shape. agree with the poster about cleaning up a bit for the photos - although as a fellow parent, i'm guessing that's alot cleaner than usual...;) what does turn-key mean?

If you're buying, say, a B&B, turn-key would mean furnishings included. But not necessarily with an apartment.

I think lp is right... "turn key" probably means that it's in move in condition. Simply "turn the key" to your new place, no work needed. At least that sounds logical...

Beautiful building overall inside and out. I like it a lot, i am not sure why he lowered his asking price. Maybe it will start a bidding war?

What am I missing here? Everyone is going on and on about how nice this apt is, I'm only thinking "eh", no pictures of the bedrooms, so my guess is they are tiny. Even the kitchen and bathroom aren't doing it for me, but I think they're supposed to. Am I having an off day, or is this the Emperor's New Clothes?

@ku - I live next door (our green awning can be seen in the exterior pic on the ad) and by "steps from trains," they mean 6 blocks or 8 blocks, depending on which train you're taking. It's an easy walk - but I'd hardly call it "steps from."
