Big Contracts Signed in Fort Greene & Clinton Hill

Contracts have recently been signed at two big-money properties in Clinton Hill and Fort Greene. The former Gallilee Baptist Church at 447 Clinton Avenue finally has a buyer; the most recent asking price was $4.3 million but not sure what it went to contract for. Presumably this will be converted into condos. Let's hope the developers don't f*&% it up! A few blocks to the west overlooking Fort Greene park, the immaculately appointed brownstone at 181 Washington Park is also now in contract. After originally hitting the market at $4 million, the five-story house was reduced first to $3.8 million before ending up at its final asking price of $3.6 million. Anyone know if this is where the deal got done?

clearly there's a fool born every minute. I'd love to know what idiot paid for that washington ave brownstone. its gorgeous definitely but 3.2 million is absolutely ridiculous. I can't help but think of how much more 3.2 million could have gotten you. not even in terms of neighborhood because fort greene is very nice but its not 3.2 mil nice yet. people are just throwing away money.

why are they throwing money away 11:38? the people who bought the place clearly love it and want to make it their home, i would assume. ft. greene is an amazing neighborhood and something similar in manhattan would cost double.
while sure, it's a ton of money, i really don't agree at all with your comment. it's a gorgeous building.
i understand thinking it's pricey, but the sour grapes just makes your whole point seem so bitter.

"would cost double in manhattan" - huh? this house would cost double in Park Slope or Heights...this is a 10+mm house in the city...have you seen some of the stuff that's selling in the West Village for upwards of $30MM??
this is a 5 story, 21 foot wide house that has been renovated from the studs up...new everything and not the HD crapola that you see all over FG and CH...there is not a squeak in a floorboard...
it has one draw back only - no central a/c...
please note that 191 sold a while ago for close to $2MM (everyone said no-way) and it's a 4 story, 4 family that needs much work...

Think about this,
you work for Goldman Sachs, you got a four million dollar bonus in December, you grew up in the Upper East Side and think its boring, plus your inlaws live there, you have friends with lofts in Tribeca, and you will never outdo their lofts with just four million, so you do something different you buy in Brooklyn -how amusing. Its an easy commute to the office by towncar, you're that much closer to your Hampton house.
Voila! there's your fool that will pay three plus million for the house.

While I am no big fan of the FG Washington Park house, or its proximity to Myrtle avenue, you must agree that a house is "worth" whatever someone is willing to pay. There are people outside of Goldman who have dough, and enjoy the neighborhood. The Goldman stories are getting a little old as an explanation of pricing in this city (although I do realize your note was tongue and cheek, dont worry). Get off your pricing soapboxes. Someone liked it, bought it, and I hope they enjoy it for years to come. You haters get so old so quickly.

even montgomery place listing is 3.6 million or whatever it is.
never seen a 6 million brownstone in ps. although i do think it's on the horizon in the not too distant future.

Does anyone know the manufacturer and color # of the yellow and green wall paint in the Washington Park house (parlor floor)? I am looking for something that shade but cannot seem to find it.

You do know we are talking about a house on Washington Park, overlooking Fort Greene Park, not on Washington Avenue? I saw it on the house tour - spectacular, if a bit too frumpy for my taste. Of course last house I bought was one tenth the cost

So FG park is millionaire's row, so what. Look at the prices in Clinton Hill, for measley condos, for g-sakes! And you're surprised that a house on FG Park is gonna be asking that much? Best part of brooklyn, and in my opinion, in the tristate area. It better be getting those prices, and some.

fort greene is the best nabe in nyc for my money (i dont live there, but used to, and am a life-long NYer.) it will soon become one of the most desirable, if it hasn't already (http://www.timeout.com/newyork/Details.do?page=1&xyurl=xyl://TONYWebArticles1/576/features/the_rankings_1_10.xml).
People pay premiums to live in great nabes, and I ,for one, would choose to own on one of the prime fort greene blocks over any other area in NYC.

wow! if that's true they must really have been desperate. $500k off ask and $900k less than their original ask. i wonder what kind of buyer contingencies there are. i think a house in ft greene is worth $3.1 or more, but i never liked this house. but if any of the 14 townhouses went $2.9 then i'm surprised this couldn't get closer to $3.5. those places are much smaller (narrow too) and the location isn't even comprable. that part of state isn't nice, but across from the park is beautiful. i guess most people with that kind of money prefer modern, or maybe this place was just too done. looked stuffy to me. i don't get how they could have done such a complete renovation and not installed a central hvac system. i'm sure that hurt them.

love the ft greene house, love the neighborhood. agree with poster above, neighborhood is one of the best. house needs a little modernization but i'd live in it anyday, just short about $3 mill. hope the new buyers enjoy it as much as i would.

I like Ft. Greene well enough, but how can it truly be a top-flight NYC neighborhood when so much of it is a long hike to the subway, and even then it's only the G or C train?

its true, fort greene is only served by the 2/3/4/5/Q/B/D/C/G. mebbe it needs to be near a j/m/z stop to be considered a "top-flight" neigborhood...

The Fort Greene house is AWESOME! I have been stalking brooklyn properties for months just so I can fantasize about living there. The only thing I don't get is that if this house was renovated from the studs out, why didn't the owners have the foresight to add central aircondiitoning? I mean what's the story behind that? Was it a budget issue, or did they just not care, or think it wouldn't matter in the value? And does it really in the value? To add a decent system what does it cost, 50k?
If it was a budget issue, I can forgive there not being central air. Actually if I had the money I would have purchased it with central air or not, as if you can afford to buy this house, you probably can afford to add the central air.
However, if it wasn't a budget issue, and they just decided to build this from the studs out, and NOT add central air, just because...then I question the owners...hmm..how can you say...sanity. THen I would have to question anything else that was done..say, does the dishwasher actually have hoses? Are the mirrors glass, or platic?

This house sits on a HUGE through-lot with a full width carraige house on Greene Ave. Given that the 3.2M price tag MAY seem pretty smart after all.

What's with all the A/C concern? With global warming, none of us is soon going to be able to use A/C anyway. It is a matter of being green. Shut the darn things off. You are killing the environment! Applaud the owners for not putting such a wasteful system in the house.

Um, how can this house possibly have a carriage house on Greene Avenue when it backs up to Carlton and Willoughby? Greene is blocks away. Once again, this house is on Washington PARK, not Washington AVE.
