then 2/7/07 for $1,350K.
I guess there nust have been major reno before this last sale.

I simply cannot fathom paying this much for a house in the less than bucolic South Slope when you can get a much larger home in good shape for that price in Ditmas Park.

People get so offended by South Slope prices. It's like jealous high school girls: What do they all see in her, anyway? We're so much prettier!
When you buy a house, you buy the location as well as the house, and there's more to the location than landscaping and gables. If you're fortunate enough to like a location that other people undervalue, and you get a discount as a result, good on you.

I looked at this place. Yes, they did a major renovation. I believe an architect and a contractor did it together. This place actually started out at 1.595mm. It was done fairly nicely if generically, but a very narrow house and you walked right in the front door and there was the "dining room". There was a nice master bedroom with a huge skylight. There's a LOT of construction on the block too. Who's to say what anything's worth anymore? Compared to some of the other renos I've seen in the hood, I guess it was a fairly good price.

Wow, I'm really surprised by prices in South Slope. I live here and really like it but I'm starting to face the sad fact that I'm not going to be able to afford a house around here. I didn't see the house (other than the pictures in the ad) but it isn't the nicest block. It's not horrible but I'm surprised by that price. I guess we are a few years too late.

I am a bit surprised by the prices as well. But I have noticed over the past couple of weeks the emergency brakes have started to kick in here and there.
This is a great house for $799,000, but for 1.3 million it is a little over the top? Just my opinion.

Question for anyone who knows or who saw it -- Usually South Slope frame houses run about 35 feet deep, max. Was there an extension? One story or more? Without an extension, it's probably no more than 1800 sq. ft. which would put it at $750/s.f. Corcoran took the listing down; does anyone have any better pictures? Even with the reno, it's an impressive price. PShark says sq. footage = 1088; that seems wrong for a 3-story. Is the shark right or are all three floors in use?

There was no extension. All three floors were in use but it was not deep by any means. 35 feet sounds about right -- probably less.

I'm actually surprised by this because that section of 16th Street is one HUGE construction zone. Are you sure that it's not being priced to build?

No way. It was totally done. I guess whoever bought it is obviously looking toward the future, when construction is finished. Compare it that A&H house on 12th St. that went for about 100G less and it actually starts to look like a good deal!

That is a very beautiful house. I also thought of the contrast to the South slope house (what a sad looking place), which may be nicely finished inside but really makes you wonder about some of the differentials out there.

My post above was meant for the 52 Midwood house...sorry....the sad looking place is the one listed above.
Brooklyn is a strange place right now, I can't process paying that amount of money for such a downtrodden looking place posted above.

This place sold for $1.275 about a year ago... and it's brick. http://brownstoner.com/brownstoner/archives/2005/09/house_of_the_da_74.php Looks like prices are continuing to rise on 16th Street. Back in '94 these wood frame homes sold for around $200,000 or less.
