Co-op of the Day: 175 Eastern Parkway 2 BR

We've had a thing for this building for quite some time now. The 45-degree orientation of the facade gives it an extra dose of old-world grandeur. This 1,350-square-foot 2 (possible 3) bedroom apartment on the fourth floor doesn't quite live up to the packaging in terms of detail and original charm, but it's a solid family-sized apartment in an increasingly great area. The $865,000 asking in less than a couple of apartments that have sold in the past nine months but we've got no idea how they stacked up in terms of size and finishes. Anyone familiar with this building?

looks like a very nice place. i like it. reasonable price, i'd say.
and i'm a big fan of this area right around the museum and library. great subway access with the 2/3 and q not far off, the park, greenmarket and a stones throw away from 7th ave or vanderbilt shops and restaurants.

nice area. building ok. corner is busy with traffic and is an awful intersection to cross but will be fixed with the upcoming eastern parkway renovation.
maintenance is high for no 24 hr. doorman.
price might be a little high because of the work to convert to 3rd br.
I would ask $815

It's a nice place.... lots of windows, nice lay-out, pretty building..... but personally, I'd cross the Washington Ave border into Crown Heights and get something alot cheaper.
I've seen 1200 sq ft on Eastern from 400 to 500k just past Classon.
At these prices, why not get a brownstone in the proposed historic district?

I've seen the unit and it is very nice and has high ceilings and a lot of storage space but there isn't really a good way to convert it to a 3-BR since the kitchen is sort of open to the dining room now and the living room isn't really big enough for a dining area. The bathrooms and ceiling fans are very nice though and the location is truly wonderful IMO. If the maintenance weren't so high I'd be thinking about it.

Is it me, or did anyone see the $1200/month maintenance? I think that's a little high for this pad. That amount in maintenance plus the mortgage could have you in a nice brownstone with supplemental income. I'm also concerned about the glut of new apartments in downtown Brooklyn that are priced comparable to these. Does this unit become less attractive upon resale with all the new developments in more "happening" areas?

You can pay this money and get a 2 bedroom/2 bath in Brooklyn Heights/Cobble Hill. Maybe a bit smaller but still nice. I just don't see why you'd buy in this school district for this money.

I don't think that this is a great price at all. Many of the luxury buildings that will be sprouting up in Brooklyn (Oro; Forte; etc.) will offer MUCH better apartments for similar money, and that's not even taking into consideration the gyms, public gardens, doormen, etc. that justify high maintenance fees. A $900k mortgage and a $1200 monthly nut...no way! I'd go brownstone & get a renter...or I'd go to one of the luxury buildings.

while i see why some people would prefer a so called new "luxury" building, there are plenty of people who would not. i personally will never live in a newer building. it's not my thing at all. i like old, charming, pre-war architecture. i've lived in plenty of new construction, and the paper thin walls, lack of charm, etc. don't appeal to me at all.
i can see how people will be lured by the amenities, etc. and some people just prefer new everything, but to assume that everyone would rather choose new over a gorgeous pre-war building such as this is just not accurate.
thus the whole love of brownstone brooklyn...etc.
perhaps you might want to start a new site...luxuryhighrises.com
oh and when one of the most georgeous public parks in the entire country is steps out your door, a public garden at the forte isn't really a deciding factor in this particular instance.

I've seen this apartment, and can't say that I've come across anything else like it. It's spacious as is, and the foyer could easily be turned into a separate dining area.
This space is actually 2 apartments combined. If you look at the maintenence (35% deductible)compared to other buildings on that block - its right in line. Who wouldn't want to live across from the museum and Botanic Gardens?

Oh please, a parade one day of the year, with 99% of the people there to watch, eat and have fun. Amazingly not unlike the numerous parades that go down 5th Ave in Manhattan. I haven't seen the real estate values de-value there, and they have a lot more parades than Eastern Parkway.

9:42, the participants in these parades people are so wary of, are the ones who need to take a little more pride in their own people. The violent and rowdy behavior at these parades is terrible. Everybody hears the news of stabbings and shootings at the parades, that's what they're talking about here. Is it racist to criticize ANYTHING about a non-white community? If so, that's multiculturalism gone too far.
That said, it should dissuade anyone from buying places near the parade grounds. Just plan to be away or not leave the apartment on the parade days.

Anon 11:38 I’m sorry but I don’t buy it . The people that can’t handle 3 million brown faces celebrating at once need not move to Brooklyn especially not Eastern Parkway. Besides if it was the annual wasp parade and a giant mud dipping pool was set up in the park while bulls were trampling people up and down eastern parkway and folks were throwing oranges at each other while fighting was rampant on the side street from too much Guinness stout and Ale. I doubt the poster above would of used the term "invaded" and called for “ear muffs and bullet proof vests”.

Okay, agreed, 12:08, the poster using those kinds of words including "bullet proof vests" is out of line. Certainly he's not someone who likes being around brown faces in general.
