Co-op of the Day: 7th Avenue Cathedral Loft

This place jumped out at us for obvious reasons: There aren't too many co-ops around that look like a Gothic church. The space is very open and light, though we can't figure out how big it is. (We suspect it's about 1,000 square feet, but could be wrong.) The only negative we can see is that it's only a one-bedroom. The asking price of $779,000 doesn't seem crazy though, especially when it last changed hands for $875,000 $739,000.

How cool to see this place.

When I was growing up in Queens, my best friend moved with his family to this building. If memory serves, they paid around 20K (that was in the late sixties). They occupied the entire building except that they rented out the street level. The building was orinally a funeral home. My friend's family turned the parlor floor into an art gallery, and there were some terrific parties there. His dad owned the largest collection of jazz on vinyl that I can imagine, and used the top floor as a painting studio. Brings back a lot of great memories. Makes me wonder where my old friend Mitch is today.

Yes, it's the building next to Ozzie's. I looked at the ground floor apartment 3-4 years ago, but it was a strange layout, with little light. This second floor unit looks intriguing from the pictures, though I'd like to see a floorplan. I wonder what the his and her office spaces are all about. Windowless garrets?

well, on A&H it's listed as Unit 1 and on Property Shark it says unit one traded at $875K last year...

Wouldn't "Unit 1" be the first floor??

I remember the engraved stone which said 'Gallery.' Glad to finally know why it was there.

This is not the first floor apartment, which was sold last year. Went to the open house. This was for sale as well prior to number 1 being sold. In addition, another apartment was for sale at the same time as the first floor.

Lots of turnover for a 4 unit building...

I think one of the apartments in this building was highlighted in the Sunday Times "The Hunt" section a year or so ago if anyone feels like looking....

While these windows are gorgeous and certainly the focal point of the apt, it should be noted that these church-style windows are terrible insulators. Buyers of this apt can expect extraordinary heating and cooling costs, and very drafty living conditions. In a diverse climate like NYC, this should be a major consideration for any buyer.

i am confused about the price-- it was on the market last year for $739k and didn't sell or it sold last year for $875k? and if the latter, why so much lower now?

Current owner purchased for 739K for this unit. First floor unit (first floor and basement) sold for 875K last year.

Didn't they have a open house already? At least a couple of times.. If it hasn't got any contract, I'm curious what is wrong.. looks very nice place though.

In this day and age, it's inexcusable for brokers not to post a floorplan. A&H and Elliman are both typically terrible about this.

The fact that it's on 7th Ave -- commercial buildings, traffic, buses, etc. -- might deter some people. But it is the nicest part of 7th Ave.

Anonymous 8:35- Not mistaken. Elliman doesn't post floorplans consistently. For instance, try to go find a floorplan for a unit in the belltel lofts. There are plenty of other examples. Anyone looking to buy would prefer to see a floorplan with the price and numbers before trudging to some open house.

this placce is tiny and the windows dont let in any light...rip off big time. Plus you have to listen to the traffic on 7th ave...

Your right about Elliman not providing floorplans. It drives me nuts. That's why I posted some of the floorplans for Belltel lofts.

Some info on this building. I'm the President of the co-op and the reason that there is a lot over-seeming turnover in the building is that it is only 5 units as most brownstone co-ops are 4-8. Young folks purchase here quickly (because it's quite lovely), marry, have 1-2 kids in short time, build up equity and move to the suburbs or out of state. It is a great location for the professional, young or older. I'm here over 13 years. The ground floor apt. 1, which is a duplex and included the yard, sold for $875K within the last 18 months. Sold very quickly. Apt. #2 is where the memorial services were held when it was a memorial chapel. The building was known as the George J. Ayen Memorial Chapel until it was purchased by Mitch Strasberg (cousin of Lee Strasberg of the Actors Studio fame). The ground floor was used as an art gallery and called "55 Gallery". It was then purchased by a local investor, Mr. Erlich, and co-op'd in 1983. This is one small building with great cooperation from its shareholders who love the place. I, personally, don't hear a lot of noise from 7th Avenue at all. Hope this helps clarify some info.
