New Development: The Atlantic State Condos

We got a report from a reader who stopped by an open house last weekend at the Atlantic State Condos two sister buildings at 489 Atlantic and 480 State.
On the Atlantic side, there are three floor-throughs (about 1,100 square feet each, and all are $685,000) and one 1,750 square-foot penthouse ($1,250,000); on the State side, there's a lower duplex, two floor-throughs ($650,000 for one, $675,000 for the other), and a penthouse duplex ($985,000). The exterior of the building is modern but not terribly offensive, and aside for some cheap-looking bathroom tile and light fixtures, I was rather impressed with the units. It looked to me like they were getting quite a bit of traffic.
Has anyone else checked these out? Brooklyn Heights Real Estate is hosting open houses every Saturday and Sunday from 1 to 4 pm this month. Update: For the record, we agree with most of the commenters who called this a POS. Though we will give some credit for big windows.

If they getting so much traffic, why this small building is on the market for the last 5 months?
It is Cheap, Noisy, and expensive for units without AC and Cheap tiles.
Have a look in the area and see what you can get for your money.

These were posted on before. I doubt they got a lot of traffic, bs. Been on the market for longer than 5 months.

Wow, "not offensive." Is that like saying "no offense" after you call someone an cheaply made piece of crap? Also, this building makes me want to rip my eyes from my head so I never have to look at anything so hideous.

I went to the open house last weekend. Seemed like a real slap dash construction. The kitchens were nice, but bathrooms seemed cheesy and the window "mouldings" were terrible - some cheap metal where they could have used beautiful wood. The second entry doors had these awful "peek through" windows that reminded me of doors in a prison. I wonder if they repurposed some salvage from the jail just up the street.

you know, we beat up on scary scarano all the time for his manipulations of the building code and zoning resolution, but isn't this the project where the Brodys somehow got around the rear yard requirements?

Yep, tried to at least; and to the best of my knowledge the developer has not yet made the building modifications deemed necessary by the DOB to correct their original lapse in approval judgment and to facilitate the issuance of a C of O. I surprised that, in addition to the thoroughly appropriate bashing this building receives above, nobody's mentioned the aesthetically delightful wall-to-wall concrete in the front and rear yards. TOTAL CRAP!!!!

My friends live almost adjacent to it and it's absolutely hideous. Totally ruined the surrounding buildings' view. A total nightmare.

I remember passing this site when they were just putting in the foundation. Unfortunately they undermined the old building to the west. This caused the facade to crack right up to the third floor where some bricks were dislodged. A crew was erecting scaffolding in front of the damaged property. The supports extended onto the blue stone in front of the next property. The boss was on his cell. I mentioned to his crew he was probably asking the lawyers for quick advice. Don't need TWO lawsuits in one day.

I also attended the open house last weekend. I didn't think the apartments were that bad, but the bedrooms were on the small side and the fixtures were indeed crappy. And the outside is pretty fugly.

how is he able to sell w/o a C of O?
anybody thinking about buying in a brody building should do their due diligence.
he designs the most hideous buildings. no talent. and they usually have a lot of problems.
does anyone know if he has partners?

I'm not sure a condo contract can "close" without a C of O, but aren't contracts signed all the time before the C of O is issued?

"Not an expert" is definitely correct but in this particular case, with no indication on either the agent's or the building's wesite that any of the units have been sold or had contracts entered into, it's probably acedemic at this point. Maybe prospective condo purchasers have more taste and discretion than we give them credit for.

I checked out the open house. Looks fine inside. Pretty unremarkable, kind of devoid of style, but the biggest problem is the floor plans are kind of nuts. We looked at both 3BR apartments and there are weird lofts that divide the space and take away lots of square footage. The banisters are just drywall rectangles with a railing bolted to them, further dividing the space.
Seemed to be priced aggressively, but you'd probably want to invest the savings in a Day 1 renovation to get rid of the lofts, fix the floor plan, and add some character.

Not to sure what everyone is talking about. I went to an open house and found the apartments to be really beautiful inside and the 2nd floor terrace of the Atlantic side is amazing. I agree the outside isn't as beautiful as some of the brownstones, but it's much more beautiful then the YMCA down the street! So lighten up people. Where do you live?

Hideously ugly and cheaply built. Have you seen the white plastic fence they put on the State Street side? And the big windows facing the concrete yard? That should give you an idea of their design sense. Also, I happen to know that they made the balconies too big and so can't get a C of O. It's May 2008 and still sitting empty. What a shame that that monstrosity was built on such a pretty block. The developers obviously had no idea what they were doing.
