Houses of the Day: PLG Doubleshot

We noticed these two cute houses last weekend but have limited info on them...242 Lefferts Avenue (at left) sold for $480,000 in May of 2005 but the owner was able to get 100% financing, suggesting that the price was artificially low. The three-story house has a 20-by-50-foot floorplate and is almost 1,800 square feet underbuilt. Future Now Realty at 718-771-1161 has the listing. Update: Accepted Offer but still showing. Huh?

250 Lincoln Road (at right) is a little smaller but arguably on a better block. Unlike the Lefferts Avenue house, this one is actually overbuilt for the site. Century 21 has the listing but we couldn't find it online. We bet some of you who live in the nabe can fill us in. Update: Holy Cow! Asking $1.1 million.

What's the point of listing HOTD without pricing info? There is nothing to discuss. It almost seems like mr B wants this to become a PLG trashing event.

Here's the deal on 250 Lincoln Rd.

Zillow says it was sold last September for $865k and the house is not that big - 1780 sq ft.

That's one outrageous flip.

I passed the Lincoln Road house this morning. Nice location. The extra wide street makes it quite appealing. I know a few people who live on the block. The kids are able to go from one backyard to another with the kids who live on Maple Street to play. It's pretty special.

Furthermore, there are two fabulous preschool programs in the nabe. The Maple Street School gets rave reviews from everyone I've talked to whose kids went there. It's also a great place to make lasting connections with other families. I only wish we had moved to the neighborhood earlier so that we could have sent our child there. But alas, we were still in the Slope then.

Anyway, I think the Lincoln Road house is a must see.

dt...unless you are the seller or broker for lincoln road, how can you say its a must see for $1.1MM at 1800 sf...that is way overpriced. judging just from the heinous door and windows this place looks like a mess.

250 Lincoln is nearly identical to the 2 story on Maple that recently sold for 840K, which was nicely renovated. It seems inline with other LM houses that sold in the 800's to low 900's in the past few months. Many homes in the area get listed at over 1M and then get reduced and reduced and reduced. It seems to be the pattern here.

Lincoln Road is two stories plus an english basement which has windows and is the size of the house's footprint. The prices on these homes have been all over the map. In 2004 "two-story" homes were fetching over $900K. The market in Lefferts Manor is unsettled.
