Co-op of the Day: Windsor Terrace Deco 1BR

We're digging the vibe at this old-school Art Deco building overlooking Prospect Park. Orrichio Anderson calls 135 Prospect Park SW "Windsor Terrace's most coveted elevator building" which doesn't sound like a stretch to us. There's no doorman but there is a live-in super and laundry facilities. As for the apartment, it looks to be very nice in an unfancy prewar kind of way, though, as in a lot of places, the kitchen is nothing special. And the price? Dunno. How does $349,000 sound to those of you in the market?

you guy could buy an oceanfront home in the south for these prices. hmmm?

Given the advent of AY, this entire area, Prospect Park out your front door, all of a sudden, has a certain appeal - and very fairly priced, IMO - and that includes the reasonable maintenance.

seems fairly priced to me.
By j.b. on February 21, 2007 11:57 AM
I'd be looking for a two-bedroom at that price in Windsor Terrace.

Wow, 1 bedrooms in Windsor Terrace are now going for $350,000? What's the going rate on 2 bedrooms then? Who buys a $350,000 1 bedroom? -- has to be couples, no kids planned, or singles.

savario, oceanfront home? where in the south?
By guest on February 21, 2007 12:12 PM
j.b. - I don't think you'd find what you're looking for...there's small studio's down the street from this apartment that are going for $249K.
Brownstone Dreamin- agree'd...not being anywhere near AY suddenly has a nice appeal.
By Brownstone Dreamin on February 21, 2007 12:34 PM
not just AY...the REAL appeal is Prospect Park ACROSS THE STREET, arguably, the single greatest asset that Brooklyn offers...this isn't an abandoned railyard in a "blighted" area waiting to be developed...it is here, vehemently protected, into perpetuity, especially given all of the outsized developement around it.

Actually, I just heard somewhere that they're thinking about turning Prospect Park into the world's largest hair and nail salon. Ordinarily I'd oppose such a move, but having the world's largest hair and nail salon could bring real recognition to Brooklyn.

would we get a nice pay cut with that ocean front home?

I know its apples and oranges but I rather check this place out at 350 than much of the new construction that ask 400+ with out a park at its doorstep.
I was by this area a few weekends ago. Its nice area, love the mom and pop cafes and the the community feel. my 2 cents.

I'm with 1:19. These solid old buildings are really great and probably much better constructed. This building looks very well maintained from the lobby and exterior.

the apt isn't bad, but needs work. though it has park views it's on a low floor and gets little light.

Considering that a studio in decent Manhattan neighborhood costs more than $400K, I'm sure a nice spacious 1BR in a decent Brooklyn neighborhood will be fetching $350K sooner rather than later.
By anonymous on February 21, 2007 2:16 PM
i agree ed. and it seems that studios in the prime areas of brooklyn are getting at least 300K these days, so i'd also say that a 1 bedroom in an almost prime hood like windsor terrace seems like a good buy to me as well.

Sounds like $570 per square foot is high, no?
By Anonymous on February 21, 2007 4:57 PM
that is a great price i just paid 450k 1500 sqr foot loft around 3rd 4th ave by carroll i am renovating it hot ! space
im going to surprise my wife when i tell here that we are moving out of our cramped greenpoint 1br

too much. one bedrooms in prime prospect heights aren't even going for that much.
By anon. on February 21, 2007 6:26 PM
it seems to me as if people on this blog are more focused on apartments in the $1 million range ... you're perspective is a little skewed. of course "one bedrooms in prime prospect heights" are going for $350K, and sometimes more. nothing new about that. check out the major brokers listings. they are on there every day.

When there are one bedrooms on the market in the Center and North Slope for around the same price, i find it very hard to justify spending that much on Windsor Terrace.
By anonymous on February 22, 2007 11:50 AM
i would personally love to see a listing or two of an example of a center and north slope 1 bedroom of similar size for 350K.
and to compare prosepct heights to windsor terrace is not quite fair either. i would much prefer wt over ph, personally.

"would personally love to see a listing or two of an example of a center and north slope 1 bedroom of similar size for 350K."
i doubt you'll see that any time soon.

I went to a party there last Saturday--the bathroom had gorgeous, glassy, 1930s green ceramic tile. I'd pick that over Ann Sacks stone any day.
