More Details on the Broken Angel Project

Shahn Andersen better wear a disguise to the next meeting of the Secret Society of Brooklyn Developers after he's appeared in print flying the DDDB colors! Other than displaying Shahn's choice in t-shirts, the Real Deal article that just came out on the Broken Angel conversion also provides some interesting deets on the economics of the project. Shahn is quoted as saying that he expects to spend about $3 million to renovate the existing structure and build from the ground up on the vacant lot. As for his deal with Woods? The pair will split the profits 50-50. "[Wood] is going to come out ahead," Shahn says.

I know that you once approached, Moses Fried, the owner of the Lefferts Hotel about selling his building or perhaps doing a joint condo conversion in Clinton Hill. From my understanding, those talks didn't go far. In light of your new found "Midas touch" perhaps you could revisit the issue again with the property owner.

The stipulation agreement entered into by the City and the Prince Hotel Group is killing the Lefferts Hotel; he can't make any money as a legitimate business concern. The place is dead and appears on the brink of shutting down. At the same time, property values are soaring all around the hotel and this section of Clinton Hill. If there was every a good time to get Mr. Fried to sell this beautiful building it is now. It's a beautiful structure and given your strong roots in Clinton Hill and commitment to the area, you're just the type of developer who could do this property some justice while creating a huge benefit to the community. Please consider.

I think it's just a covert publicity stunt by the Secret Society of Brooklyn Developers to have this young guy develop Broken Angel. I heard they've hired the same Public Relations agency that Phillip Morris used to try and soften their image.

9:46 - I witnessed a presentation by your golden boy developer in front of the CB2 land use committee a year or so ago. It was like watching Rocky (Anderson) debate Mickey (CB2) on the differences between Almond Joy and Mounds, respectively. Definitely a little nutty.

"Golden Boy" does have an architect. I just prefer a more hands on approach than some developers when presenting to the community. It's the lack of direct communication with the community that gives many developers a bad name.

I think it was an interesting discussion to have with the Landmarks Preservation Committee, and by extension the CB2 Land Use Committee, on whether the stick style of the 1863 construction or the Queen Anne and Tudor flourishes of the 1896 renovation should be most evident in the final design of the building that was presented at that meeting. I wouldn't want to give up that experience just because my architect has more knowlede of the building code than I do.

If you recall, the CB2 Land Use Committee voted 11-1 in favor of my project at the meeting you attended Anon 11:56. I think I did a little better than Rocky Balboa's 57-23-1 record on that particular day. :P

hmm. shahn's kicking people out of his building so he can turn it into condos. these tenants would have to earn at least quadruple of what they do now to be able to buy their units, at the price they're selling. and that's the tenants who pay market rate and won't find it so hard to find a new place to rent. what about the very poor who live there? i guess poor people will never be able to live in peace.

how is that not destroying?

If you had seen your building before I took it over "How Much Money 7:51 PM" then you would really know what destruction is. The previous owners had intentionally let the building fall apart hoping that those same "poor" tenants would move out because things were so bad.

Most of those "poor" tenants you are referring to have worked for years in civil service and now have substantial pensions and retirement accounts that give them more of a means to purchase their apartment than you think. Do not immediately assume that because someone is older and black that they are "poor". Furthermore, I have had private discussions with most them about the possibility of them buying their units at a significant discount so that they can take ownership of their home in a way that they were never able to as renters. If you had the foresight to further explore what I am offering each tenant in the building rather than attacking it, you would find that there is a real opportunity here for everyone.

It is tenants like yourself that bitch and complain regardless of what I do, even when I bend my own rules and let you do things explicitly restricted in your lease, that have made me not want to be a landlord anymore. Rather than sell the building outright, I am offering each tenant the opportunity to take ownership of where they live. That is the epidemy of good development in my book, not destruction.

As a long time fan of broken angel and Arthur Woods I commend you both for what I'm sure will be a fun and interesting project. I can't wait to watch it unfold and love that Mr. Woods and you will be partners. I would be broken hearted to hear otherwise and am so pleased that you are able to do this. I think putting the artist back into development is just what we need over here. Anyway, just wanted to send out a thank you and hopefully offset some of the silliness above.
