Development Watch: 20 Tiffany Place

For those of you who've never checked it out, Tiffany Place is a gorgeous one-block cobblestone street just west of the BQE (which Corcoran is apparently calling Cobble Hill West) that has retained its historic charm through a number of low-key residential conversions over the years. (Check out the photo on the jump.) That's all changed in recent months with the addition of a the Tiffany Tower to the streetscape. To the building's credit, the high-rise portion is mercifully set back, so that it does not dominate the street-level vista. We're sure the light and views will be very nice indeed. Do we wish the original building had been preserved? Absolutely. It could have worked very nicely with a glassy modern addition. But what's done is done and the end result could be a lot worse. And it's clearly been popular with buyers every unit is in contract, ranging in price from about $650 to $875 per square foot.

Could have been more contextual (even while modern), and is actually a bit overdone for my taste (some of the elements are a tad self-conscious), but agreed that it's totally okay.

I think this is a great project with and love the area. There is a tremendous amount of upside in the Red Hook market. Red Hook is the next Dumbo! Great Project!

I've only been in a couple of the apartments in this building, but what I've seen is overpriced crap with half-assed finishes and underthought floor plans. We're these all preconstruction buys? Granted, the upper floors have great views, IF the planned development on the waterfront along Columbia doesn't block you out (see 60 Tiffany directly to the south and the gigantic hole in its backyard). You're also 10 minutes from the F and 20 from Boro Hall and the entire hood is becoming more inundated with traffic into the Hook (which this really aint, its north of the BBT). And just wait until the BQE reconstruction projects begin both in the trench and on the cantilever) - Hicks is already a speedway whenever the trench backs up - although this side of Tiffany doesn't front on Hicks.
Finally, Red Hook, until the transportation options significantly change will not be the next Dumbo.
But maybe its best to ignore my rants. I'm just frustrated with the whole South Brooklyn market in general.

You can define neighborhoods in different ways, but this is not really Red Hook. You can walk to the F at Carroll or Bergen from Tiffany, about 7-8 blocks, whereas in Red Hook proper you have a longer walk and have to cross Hamilton Ave.

Bstoner, all of the units are not in contract. Looks like about half of them are. None of the first or second floor units are listed, plus many of the other floors (there are two units per floor..).

Funny how cycles go. When I moved to Carroll Gardens in the early 90s, everyone told me that it was better to go to the slope and get zoned for PS 321 because PS 29 was no good.

Hey, This Columbia Street Waterfront neighborhood, known to some as "West Cobble Hill" and to others as "BoCoCa", is just what people should be expecting. While it's true preserving the building over the years was nice it's time to start making serious changes in residential buildings and this is a great start. We need to move on. Out with the old, in with the new. Not everything can be a landmark. There are currently 3 Units still available. The Penthouse which is a 3 bedroom, 3 bathroom duplex, and 2 other Units 5n and 7n.

We looked at this building a lot. Nice building overall, great street and great views. The workmanship was surprisingly shoddy - design very flawed in many of the units. It almost seems as if they didnt really have an architect to watch over the execution
